Buyers agent question
If you want to use a buyers agent to house hunt, would they usually agree to just split whatever the commission is that if offered on the house you end up purchasing? Or do they usually require a certain percentage?

Depends on the house you purchase. The percentage is listed by the seller's agent. (they split their comission with your agent) Sellers pay the agent's commission, which comes out of sale/purchase price.

yes sometimes they will agree to that- but then technically they are not a buyers agent- they are working for the seller
if you pay them, they are a buyers agent and they are acting in your interest
honestly- you dont need a buyers agent in this market- go traditional- buyers agents are good if there is inflation and overpricing- which isnt the case now- hth

??? I am still taking the class but
if you sign with a buyers agent- and they agree to split to the comission with the sellers agent- instead of a set of fee of $5K (just making this number up)
then how are they the sellers agent?
I learned in the class that this is a perfectly normal way for a buyers agent to get paid
and personally when I get my lic in another month or 2- I would have no problem just working for the spilt of the comission

honestly its all a little confusing to explain over the internet and she doesnt need all that info- but if you sign as a buyers agent and want to get paid from the seller, the seller has to agree and often they wont.
Definately start with buyers when you start off- its good for referrals- but listing properties is the better end of the deal- a lot less work good luck

That's funny, because we sold and bought using the same agent, and we sold within 2 weeks and all she did was 1 open house.
To buy we looked with her every weekend for a year and saw hundreds of houses all over.
Anyway, we never signed an official "buyer agent" contract, but she split the commission with the seller agent.
