Buyers Market my BUTT!
DH and I did some open housing this weekend and last weekend.
What's up with house prices?? we found NOTHING, NOT ONE house reasonably priced. I watch MLS all the time and Listingbook, so I am full aware of the market and "what you get for your money"
Two bedroom home in wantagh for 398,000.00 ?? i think that is wacky!
(not wantagh woods)
house in seaford corner of clark st (sort of main road)... 450 something? small house too!
I don't get it...

I paid less for my 2 bedroom 2 years ago!
I think it might be wishful thinking. What do they lose by raising the price higher than what they think they'll get? Nothing.
I paid little attention to the listing price. We were looking at houses 50k over our desired price because many times, that listing price is a joke.

As a homeowner, I fing that some buyers were hyped by the whole market downturn and think they can have houses on LI for $250K. And that's not going to happen.
A 2 bedroom house for almost $400K is not really realistic though. Unless it's in a great town, great area, great schools, etc... and house is completely remodeled.

yeah, we've been ignoring the asking price on a lot of homes we've seen. sometimes the RE agent will "sell" the seller on their services by telling them they can get X amount of dollars for their home, when they really can't. a few months later, you see prices dropping on houses like the one you mentioned. houses are only worth what the buyer pays for it.

what cross street? wow, unless it's east of washington ave, that is insane!
there is a house for sale down the block from my parents 499K. it's a 3 bed, (i think) 2 bath, hi ranch. it hasn't been updated since it was built in 1984 - no joke!!
i think sellers are still in shock that the market has tanked so much.

We had the same issues in Florida - a lot of sellers had their homes priced as if it were still 2004-2006 even though comps in the neighborhood were selling for 50-100k less than what their home was listed for.....i'm not sure if its ignorance or denial
we also found that the properties that were priced right had a lot of competition....which doesn't make it easy as a buyer either....we were outbid on more than 1 property....

We met a really nice realtor in Wantagh woods (we do not belong there, we can't afford it, but we can't help but dream) She said the same thing. people are listing their houses like it was two years ago. we just have to be patient.

we ignored all selling prices with in 30-45k of our price range and put offers on all of them. They all sold for less but not as little as we could afford it.
I think people are just delirious when pricing their homes, they think if they put up some molding, new carpets and freshly paint its worth more then comps.

I don't know if its the same up in NY but down here, our realtor said that anything that had been on the market for more than 30 days, you could automatically assume/start at 10% less than the listing price.
