buying a for sale by owner property
I have a question if any one has a similar experience, etc
We went to an open house for a house that is for sale by owner. We have been working with a realtor...If we decide to buy it do we have to pay her commission on a house she didn't find?

nope!
FSBO's don't want to share $ with an agent. So they sell it themselves. All they need is a real estate attorney.

did you sign an agreement with the agent you have been working with.....if so then she will still need to get the agreed upon fee.
