buying in nassau and moving to suffolk
did anyone originally buy in nassau but then sell to move to suffolk for more affordable home prices and taxes?
we are considering it. we are able to afford our home now but have been thinking about selling to buy something more affordable a bit east.
any regrets? sometimes i think that maybe this idea is a bit short sighted since our biggest hurdle is daycare and we won't have the expense of two in daycare forever. saving about $1000 per month and having an extra 50-90k in the bank would be nice though (from the sale of our home in nassau and reduction in taxes).

i would love to do this, especially since my taxes have gone up A LOT in the past 3 years we've been in our house, but then realize we will really be taking a loss (from what we paid originally, and then what we spent on it).. if you can do it and not take a loss (or if you do, the loss won't really affect you) then it might be a good idea. Also if you don't mind an extra commute (if you don't work out east to begin with). good luck!

I grew up in Nassau. When I was moving out on my own (late in life at 32), I looked at rental prices in Nassau and Suffolk. In Suffolk, I got a lot more for a lot less money. Now, I have been married for a few years and we just bought a house in Holbrook. I have no regrets about making the move and we have so much more than we could have afforded in Nassau.
For me, the biggest drawback was friends and family. They all live in Nassau and to see someone they all expect me to go to them. They act as though I live in China. But that is another issue I suppose. LOL.

Me. Bought in Nassau and sold to buy in Suffolk. Only regret I have is not doing it sooner! You get more for your money and it's much more suburban IMO. I feel like I live in another state, a different world, compared to Nassau yet I am still driving distance to it all. FM me if you want to talk about it!!!
Go for it!!! Soooo worth it. You could NEVER get us to move back to Nassau. Never.

Same here. Grew up on the Nassau/Suffolk border and moved out to eastern Suffolk in 2003. Best move ever. We got such a better house and property for a ridiculously low price.
DH hates visiting his family in Massapequa because it feels so much more congested. It takes 20 minutes to move 5 miles on Montauk Highway.
We plan to move even farther east someday. We absolutely love it out here. I could never ever ever move to Nassau.

If you are ok with it commute wise maybe but are you really saving that much. Suffolk is cheaper for taxes but IMO the houses aren't that much cheaper unless you go to a not as nice area.

I was born and raised in Amityville and moved to Mount Sinai, and we just bought in Rocky Point. I work in St. James and DH works in Calverton so it is ideal. We have a full half-acre of land.

Those numbers are significant. Hardly chump change!
My friends bought a house for $370k that was last sold for $670k before the bubble burst.

wow, i wish we could go that far east but I don't think its in the cards  I work central nassau and DH is north central. Smithtown would probably be pushing it.

I have no personal experience with making this move, but as a realtor, I think you definitely get a lot more for your money (both in terms of property size and house size, condition, etc.). This is even true of western Suffolk.
I have had several customers recently who started looking in the Merrick to Massapequa area, but eventually bought in areas like Lindenhurst, W. Islip. Another customer of mine who started in Nassau is in contract for a house in E. Northport. I just sold a listing for a couple in Nassau and they plan to move to central Suffolk. So I think it's fairly common.
But like with all things, there are tradeoffs. For me, personally, I would never have considered Suffolk because at the time we bought, both DH and I commuted to the city (DH still does). Also, all of our family is in Nassau and they help out significantly with DS. For me, I'd rather have a slightly smaller house and pay a bit more in housing costs for the lifestyle benefits it brings to us, considering our personal needs. So I would just realistically ask yourself whether the financial benefits would be worth it given some potential drawbacks like a longer commute and so forth. Having a bit more money is great, but if you are adding an hour or two a day onto commuting time, you may not have as much time to enjoy your extra savings, you know?
I also think that some of the benefits of living in Suffolk cut both ways... for example, lower house prices work for you as a buyer, but against you as a seller. The further east you go, the less value the homes have (unless of course you are on the east end/in the Hamptons area). And a more suburban/less congested/commercial environment is great for some, but for others, it would seem less convenient. But it's all a matter of personal preference.
It sounds like it's worth exploring for you, but I would just make sure you are looking at the entire picture (not just the financial one), and being honest with yourself about what is important to your lifestyle overall. And I would hone in on certain areas that interest you and really thoroughly research them, drive around the neighborhoods, go to open houses, etc. to see if you can envision yourself living there.

I dont agree. You will get a larger house/property for less. And your taxes may be less or the same BUT you are getting so much more land.
I paid almost 11,000 for a tiny lot in Nassau. I now pay 15,000 for an acre. Well worth the difference. But I could have had a 1/3 acre or half acre for 10,000 out here.

I originally was looking in Nassau and ended up in mid Suffolk- and I'm so happy I decided on living where I did. I own a cape and only have 60x100 worth of property. We almost bought a 50x100 cape in Nassau that needed more work and would have cost us about 40,000 more and taxes would be about another 2 grand a year.

Based on that, I think the Northport/Commack/Kings Park area would be good to look in. Maybe even West Babylon, parts of Deer Park and West Islip.
The bigger lots of land are farther east, but I still think you can get some good bang for your buck in Suffolk any day.

I agree.. Yes, it may be cheaper in some areas, but is that much of a savings? If you're talking about up to $100K difference in a house it almost sounds too good to be true.

My parents did this when I was young.
They moved from East Meadow, where I was born, to Smithtown.
My dad researched, at the time, areas that were said to up and coming - things that would be a good investment and great schools for us. We love it, I'm so glad he did it, he wanted us to have certain things (educationally), so he did it for us.
It's funny - a lot of their friends and family still lived there when they moved, which they thought would be hard. But, over the years, a few siblings moved out, then my grandparents moved out, etc. Before we knew it, a lot of people had followed suit.

I live and work in Suffolk. I can say that at any open house I have, at least 25% of people are those moving from Nassau to Suffolk. Being in Huntington, I get a lot of people from Port Washington, since the towns are somewhat similar.
You do get more for your money out here. Just like anywhere else there are more expensive areas and less expensive areas.

I've always been a Suffolk girl, but I own my house and pay 6k in property taxes. I love living on the east end, when I go to Nassau I feel like I am in queens with he way all the shopping centers are and the traffic etc

Exactly!! I grew up on the Queens/Nassau border and I could never move back!! But I do have to say that my taxes aren't that much cheaper than my friends in Merrick....

the taxes thing is odd to me. Many people are saying they are not that much cheaper but I am finding most in the range from 6-8k. As compared to my 13k taxes  that is MUCH cheaper.
