Cost of adding an extension

I know this is rather vague but looking to get an idea something like this might cost down the road.

Lets say you wanted to push the back out like 15 feet or so to add more space and maybe the sides alsoChat Icon Chat Icon

Has anyone gotten a mortgage where they included the costs to renovate and how does that work? Do you have access to the cash when you do the work?

We got a quote for a room that I believe would have been about 250 sq ft. It was around $30K to do off the back of the house - something simple.

There are 2 ways you could pay for it with out having the cash

1- you do it when you buy the house and do what's called a 203k rehab loan

2- you do a cash out refi after you own the house and use the equity to do the work

I believe the general rule is around $150 per sq.ft for an extention. Give or take a few bucks.

No plumbing is cheaper, so if you just add bedrooms or expand existing rooms it will be cheaper than if you add a bathroom and/or kitchen.

With a mortgage, the bank writes you a check. You put it in your bank, and draw from that. At least that's what we did 2 years ago.
