Do we have to give a real estate our house key?
We haven't gotten to the point of listing just yet (still cleaning up and doing some repairs), but I am just doing my research.
Do we have to give the real estate a copy of our house key and let them show it when we are not there? I know many people say that buyers prefer it if the homeowners are not there, but I am not comfortable with that.
Any thoughts?

we just bought a house and every house but 1 that we looked was owner free....just us and our agent....
1 was short notice so owner and kids were home but kids played outside and woman stayed at the dining room table

It's totally up to you. We gave a copy to the real estate agency, because we aren't home much and we didn't want to limit the number of showings.
We have an alarm though and that has been a large issue. So now they have to give me 24 hours notice before showing so that we can turn the alarm off (the agents have set it off 4 times ).

it will increase your viewings which will increase the odds of your home selling. just put away any valuables. there will always be an agent with the buyers in every room so theres nothing to be too concerned about.
if it makes you feel more comfortable, ask that they use a sentricard lockbox. that way the office will ALWAYS know which agent from which office was last in your house in case there are any problems with lights being left on or what not.

we did not, b/c my husband works from home, but I think if you work outside the house, you should. We have only turned down a few showings.

I agree with all of this. We had the lockbox when we sold our condo and never had any issues.
I really wouldn't restrict yourself to only showing when you are home. You could be severly limiting yourself, and selling is hard enough. And from the buyer's side, we found it VERY uncomfortable if owners were home when we were looking.

They had our key but I wanted my agent present with who ever was viewing. I didn't want my key given out.

I highly suggest you don't just use a lockbox with a code. The one agency out here uses 1234 for all their lockboxes. My agent actually told us the code they use for all the boxes at her agency the other day. It's not exactly secure.

When we were looking at houses, we spent much more time looking at the house when the owners weren't home. If u have a hectic schedule and won't be able to be there to provide access frequently, I'd suggest that u let the realtor have access.
Ironically----when we went to see the house that we bought, the home owner's were home. They stayed in 1 room though and left us alone to look around.
