Extension or garage conversion?
I have a ranch levitt house so... no formal dining room. The extension would be $$$. I could always convert the garage (it would be a bit cheaper) but I am not sure on what is best.
On one side, I like the resale value of having a garage. On the other side, I don't to go through the mess of opening the LR wall to do the extension into the backyard.
The best would probably to find another house but our interest rate is so low right now and with the market.... forget about selling!!!
What do you think????

As someone who is looking to buy, I will say that I wouldn't consider a house if it didn't have a basement or a garage. I know some of the Levitt houses we looked at didn't have a lot of storage space. If you have a basement, it might not affect your resale value as much if you convert the garage, if you don't, I think it could hurt you.

I am in the same situation right now, I have a tiny kitchen and we are going to convert the current dining room and kitchen area into a decent sized kitchen and break into a little more than half the garage and make it a dining room. We will still have about 4-5 feet of "storage space" in the garage and that way if I ever want to come to the front and create a normal size garage I can, we just don't have the money to do it all right now. I have a Ranch style home.

I would vote for renovating and keeping the garage. We bought a house thinking we could add on a garage later. Six years later we still haven't done that. It's a PITA because there is nowhere to store yard equipment unless you haul it up and down the stairs, and who wants to do that with a snowblower! We could put in a shed for bikes, snowblowers, etc. but they just don't seem that secure to me.

I vote for the extension. We live in Wantagh Woods where there are a lot of Levitt style homes. We crossed any home off our list that converted the garage b/c a) Cosmetically I think it looks little weird to have a driveway and no garage b) I can't even imagine not having the garage without a basement. I don't know about your house - but these houses aren't that big to begin with so garage storage space is key.

We wouldnt have considered a house without a garage so I say if you can afford it then the extension is the way to go.

It would impact the taxes either way. In regards to the extension adding value, it would never add as much as the cost of the extension. It's almost a zero return on investment. While, it would/could help with the sale of the house, we could not recoup the cost of it. The local market would not allow us to!

I would also keep the garage, I know when we were looking that was one of our "must-haves" for Kevin and also for storage.
The extension might be $$$$ now but it'll bring up the value of the house and pay off later.

If you sold in today's market, I'd agree with the statement that you wouldn't recoup the cost, but if you stay there longer than 5 years, you should.
I know it's a slightly different market upstate, but my parents expanded their DR and added a sun room to their house in 1988/89 and it has more than doubled the cost the value of their home.
