Going from clear to close to closing date

We're still waiting for our file to be clear to close. It *should* be this week. How soon could the closing date be? Does it just depend on the attorneys' schedule?

It was a matter of days. It also helped that my boss was doing the closing for us so I had made sure that whenever the sellers and the bank were clear, he was too!

I'm in the exactly the same boat as you. I'm clear to close, the bank attorney is suppose to call my attorney to set up the closing date. I can hardly wait.

Will anything happen between being clear to close and closing or will I finally be able to breathe for a minute? I hate this waiting!!!!!

Re: Going from clear to close to closing date

i think it depends on a few different things, but our situation has been a bit fustrating.

We got our clear to close the week before last, and we were told once we had our clearance we could close the following week or so as long as all the poeple involved were available.

What we werent told was that the sellers legally dont have to be out of the house until July 3rd. We thought they only had 45 days after the contracts were signed (4/20), but apparently, they still get an additional 30 days (grace period) on top of that to vacate the house...so of course, when our lawyer approached them to set a closing date after we got our clearance, they came back and said they're not leaving until July 3rd....

We THEN just learned last week that if we dont close by June 22nd our commitment letter and interest rate expire!

Soooo our lawyer told us that we're going to close on June 14th so we dont lose our interest rate and have to go through the whole process of providing bank statements, etc. BUT we wont actually be able to move into the house until they move out on July 3rd.

It is what it is, but its just so fustrating when no one tells you anything up front! No one told us they actually get 75 days after the contracts are signed and no one ever told us that our commitment would expire...I just cant wait until this is all over!!

I hope it works out faster for you! :)
