Im in Holbrook... good area... good schools (big SD district though - Sachem)... right in between LIE and Sunrise... closest RR is Ronkonkoma, like 5-10 mins away
I LOVE HOlbrook. Exactly what I am looking for...the only thing is it is a little far I think...But its not out of the question. see...My parents are in Queens and my sis in Seaford.
But I do love it there...and I am trying to decide
Something to think about Sachem Schools (coming from someone who lives and works in the district), with recent changes, it is not much larger than surrounding districts. There are 12 elementary schools that feed into a total of 4 middle schools, that feed into 2 high schools (with grades 9-12). Graduating classes have been about 525-550. (as compared to the graduating classes of 1200 of years gone by).
There are some really nice towns and parts of towns that make up the school district, and the taxes have stabilized over the last several years.
GL with your search!

Re: Good towns on LI but not crazy expensive!
We looked at houses in Massapequa but kept getting out-bid.
In any event, we did settle on Suffolk. We are in Amity Harbor, which is part of the Copiague School District. Not as great as the other districts mentioned, I know, but I feel we are close enough to a lot of great areas, and DS should be fine for awhile in the elementary grades. We plan to move to our "forever" house by the time school district may really matter ;).
We live South of Merrick Rd. and there are a lot of really cute houses for sale iin this area right now.
Taxes are a lot cheaper too.
My ILs all live in Seaford and we will still consider that area for our next house if we can afford it! (Although I would LOVE to move off of Long Island because of this kind of thread, but that's another topic!!).
ETA: Also check out Lindenhurst + Babylon.

Re: Good towns on LI but not crazy expensive!
We moved to Seaford in May and so far we love it. We don't have kids so I can't comment on the SD but from what I hear it's a good one. We're in the manor and the houses in our neighborhood are reasonably priced IMO. We're in a ranch and the houses like ours on the market are priced in the 350-450k range.

Bellmore!!!!!!!!! Great schools and there are tons of houses here in that price range.
Also if you're not opposed to Suffolk (west), Huntington sounds like it'd be a great fit for you!

Re: Good towns on LI but not crazy expensive!
For western Suffolk, I'd check West Islip and West Babylon. My brother lives in W Islip and they love it (have three kids - one graduated from the HS, another is in the HS and the youngest in the middle school). If you work in the city, you'd take the train out of Babylon (next town).
ETA: There are like 6 pages of house results for $400k and under in W Islip and the taxes usually are around $7k-7500. I'm in Lynbrook too - I know what a break that would be!

Another vote for Holbrook. I am literally down the block from the LIRR and the LIE.
Seaford is only a 45 minute drive and queens will take 45 mintues/hour. Not too far at all for good schools and a great neighborhood.

Re: Good towns on LI but not crazy expensive!
My parents have a nice house on Dix Hills -they have both expensive and inexpensive houses and it's Half Hollow Hills School Districts which is highly regarded.

I agree with the poster who mentioned the towns from about Islip to Blue Point on the south shore.

Re: Good towns on LI but not crazy expensive!
South Huntington
Good schools, close to everything (Parkways, Huntington Village, Mall,etc..)
You will find $400K homes and $1mm + homes within blocks of one another.
On my block I have all young families which I loved when looking for a home as well.
Taxes are not as low as you would think, but it really depends on the home itself. I pay almost $2K more then my neighbor directly across the street from me, but I do have a bigger home and lot.
