Grieving taxes- a couple questions

I went through some old threads which were helpful but I am still unsure of a few things. Our deadline is May 24.

I do not not live on LI. But my town has something very similar to My Nassau Property which I have been using to look up assessments of homes similar to mine. Will these be useful, or do I just go by recently sold properties?

Also, my neighborhood has only 4 styles of home. I have already noticed that some homes of my style (front to back split, no basement, 3 BR, 1.5 baths) have much lower assessments. Should I also look at the other styles? For example, my neighbor showed me her assessment- she lives in a one story ranch, 2 full baths, 3 BR, full basement, more SF, assessed $60k below mine.

We had an appraisal in 2012 to refinance- is it worth trying to dig up that paperwork? While values have come up since 2008, we bought in 2005 and according to Zillow, which I know isn't the most accurate, my house is worth $60k less than I paid. The house next store to me (exact same specs as mine) sold for $110K less than mine last year.

Thanks for any help! I went through several assessment listings in my neighborhood and it seems like the amounts are very arbitrary.

In NY specifically Huntington, you can't win by comparing your assessed value to a neighbors. the only way to change your assessed value is to compare to house prices sold. You also need to compare apples to apples - need houses in your school district near by your house. if you have a ranch and comparing to colonial need to down grade your home. Generally colonial are worth the most, then ranches, capes and splits are about the same. Compare the size of property, type of lot - flat vs hilly, busy or non busy road. You add and deduct to your comp with you house and get an estimate. This estimate you are trying to make your house worth the least amount of money. But it is only an appraisal for the town
