Gut renovation timeline
If anyone expanded/gut renovated their house, how long did it take from when you started the process (getting plans drawn up, permits to finish), especially if you are in a village?

Gut renovation timeline
I would love to know too because we might like to buy and completely gut a house. Would love to hear prices too, although I know there are so many variables. I can tell you a family member has been going through the process for about a year. A lot of the delay seems to be caused by them - changing their mind about plans, taking a while to pick stuff out. But, there also seemed to be stalling by the contracter while he worked on other projects.

We were in the Town of North Hempstead - It took a year for the permits; construction took approximately 5 months. We did not gut the kitchen or bathroom downstairs.

Town of North Hempstead is one of the worst on the island. They had a lot of corruption a few years ago so it made things a lot more difficult. I do not believe this is the norm in other areas. Our friends live in a different village and they go permits 1,2,3.

I think this is the route we will be taking as well. No matter which house we get, I'll be gutting the kitchen so it makes more sense to get a fixer. What does that do to taxes though!?

If you expand the footprint of the house, they will go up

But also if you update kitchen and baths it will go up,no? The value of the house will def increase at least 200k. I know in Westchester they assess properties every year not the case in Nassau?

I could be wrong, but I don't think they will come into your house and evaluate what kind of cabinets you put in, etc. Even if they wanted, I don't think you need to allow that. Anyway, a builder told me you don't have to let them in, lol.
Eta- how much do you think you'll be putting in if it will go up 200k? I'm thinking I will at least redo kitchens and baths, but I'd prefer to gut the whole thing and know we took care of any problems with electrical, plumbing, structure. I'm just scared of how much it will cost.

exactly what we will do. update heating/ ac, top of the line kitchen, bathrooms. windows... the oven i want is 11k .. im scared because you reallly wont know how much everything will cost. adulting stinks!

I'm worried about this as well. We want to significantly expand the house and I'm already at 14k

We kind of have to go this route because we would have find a new one that is done the way we want it, which will probably be impossible because we need to stay in the same elementary school zone. We'd have better luck finding a unicorn

We had a ranch & just did a gut reno of the first floor (including kitchen) and added a 4bdrm 2 bath 2nd floor with laundry room. The construction took 5 months, but my contractor is awesome with getting his crew coordinated. We are also in ToNH. The permits were a nightmare. Many people that worked with us including our architect and contractor say that they will never work in this town again because of the unrealistic regulations and nitpicking that went on with the architectural drawings. We also needed to apply for a variance, were strung along for months (even with help from a lawyer), and then it was finally rejected. All in all, that part of the process took close to two years. We are very happy now though, and would do it again. It's because we love our location and plan to be here for a long time. Good luck!

We recently renovated and did a full gut and extension on basement, first floor and second floor. We started interviewing architects and contractors in June/July, picked them by August and broke ground in January. Everything was 100% done by April 15.
We are in an Inc. Village and had to go before the architectural review board.

WOW! This gives me hope! We have our first meeting with a contractor tomorrow. Do you mind sharing what village? Praying its mine (RVC) lol

we talked with architect in july or august- started construction with permits in December - he held the variance parts till after we had permit - got the variance permit in feb or march and then finished all work in august. We did not use a general contractor - my cousin did a lot of the work and then subs did the work. We are town of huntington - our architect new how to move things along faster through building dept. If you are town of huntington there is a tax probation program that slowly increases your taxes - we gutted a 3500 sq foot house down to studs inside and out

We have a split and gutted one whole floor (including the kitchen and dining room) and expanded the house. Applied for permits early June and got them late July. Work started right away and everything was finished by Halloween HOWEVER it would have easily been finished by the end of September if cabinets had not been delayed a month. I was surprised how fast contractors can actually work to get it done. In the end, any delays were caused by third party providers so if I had to do it again I would be much more organized and order things much earlier.

This sounds most like what we would want to do (but I'm still looking for the house to buy and renovate), do you mind to FM costs? Why was the variance needed?
