Hi! I'm new and have a question -WWYD
Dh and I have narrowed our house hunt to 2 towns.
Both towns are waterfront and our goal is to be on the water eventually. Here's the issue:
West Islip: The non-waterfront houses that are within our range, but the waterfront homes are rather expensive and will hopefully be feasible but not until the distant future.
Babylon: Houses non-waterfront are more expensive than the non-waterfronts in W. I. but the waterfront homes are less expensive than those in W. I.
Both school districts are pretty much the same. My concern is that I don't want to have to uproot my kids from their school district at any time.
Knowing that a waterfront home is something in the future, would you move to W.I. where you get more bang for your buck on a house that you will live in now or Babylon - get less house for more $ but be in a town where it is foreseeable we will be waterfront sooner, so if you need to move you won't be moving your kids out of their district?

i don't really have advise for which district to buy in - but i would look into which town it is easier to get home owner's insurance for a waterfront house
specifically one town may require being further from the hide tide mark. being further away from the high tide mark will make it easier to get insurance - but there are very few insurance compannies that insure houses on the water
just one note there seems to be a smell in the west islip area on hte great south bay when the wind goes in a certain direction - but it is something once you move there you never notice

OMG that low tide smell is gross That section of W.I. isn't an area we are looking in but good point! We had looked into the insurance aspect and again, it's pretty similar. Thanks for your input.
