home owners insurance adjusters stalking your house
Has this ever happened to anyone and what was the outcome?
I recently switched home owners to Geico because I was on the phone for car insurance and they convinced me to switch, a $700 yearly savings.
So now I get a letter and phone call stating that the steps in the front of my house needs a railing from the front door down 3 steps or the policy wll be cancelled!
if you're looking at my house when you walk out my front door I have a slate stoop, it is dog housed above it and there is railing along the top part only. There are 3 steps. they are really wide long steps, if someone fell off them they would fall into the bushes and not even be hurt, it's not a long fall at all.
I am so upset because I feel it will look so freaking ugly and closed in. I do not want to have this installed and am too busy to find someone to do a project like this now, the house is over 100 years old and no one has fallen off yet.
Any one have any experience?

Yup, had the same issue. They will come and check on it.
ETA: It was Allstate and not Geico that came and checked on the house.

Happened with us with Allstate as well. We had to get the railings done.

Yup. They always have a right to inspect the condition of what they are insuring.
I moved into my apt (second floor of a house in Huntington Station). My Insurance finally got to checking my place out (for RENTER'S coverage) in April of 2005 around the 5th to be exact.
How do I know the date? Because a HUGE windstorm the weekend of April 2nd knocked a gigantic TREE on my house through the roof, through the attic and into our bedroom. Tore up the roof and did a LOT of damage. That Monday the 4th I was laid off (Thanks Elliott Spitzer)
I got a cute letter saying basically to remove the tree on the roof. Yeah, sure, I'll get right on it, glad they pointed it out cause I was totally going to leave it there? LOL duh!

We also had an issue when switching to Geico. For us it was the driveway. They said driveway was in disrepair. This was in like December, we argued that we couldn't have driveway repaved in middle of winter. It went through.

You did? Do you like how it looks?
The whole front of the house was totally redone like 10 years ago, I picked everythig out including installing the doghouse and railing, all new slate and bricks and whatnot. I feel upset because I just feel it's going to look so ridiculous.
Now the new wood isn't going to match the old wood, it seems it's going to be such a big project. And what if I get it done and it's not to their liking?
There goes my $700 savings.

What do you mean it went through? Did you have to redo the driveway?
Even if I have to do these railings now 3 weeks isn't enough time to find somone and get the job done, and if it snows it'll be even longer.

When we first moved in we got a letter listing a few things our insurance wanted done and we didn't know they'd even been here, let alone in our whole yard. They wanted us to power wash the mildew off the siding and the pool cover was falling in the pool and unsafe off the top of my head.
When we switched insurance the new company made an appointment to come do a full walk through.

Its mandatory. No matter what company you use, first sign up- photos are required.
Not every company is the same as per underwriting guidelines but most do require railings for 3 steps or more. Unless its two steps and then landing.
Most companies allow a contract to be given and then follow up with that if railings are placed in.

When shopping for my home quotes geico told me they would come to inspect. I wound up going with Allstate and love them. I sent them the inspection report and they said if we changed things in the house we would need to inform them because they can randomly drive by. We use a local office once we sent them the engineer report they said it was fine and likely didn't need to come by. But yes they can do it and many companies often send out field inspectors

Yes. The front of the house already had railings but the side and back didn't bc the stoops were just completed by the other owner. It cost just under 1k for wrought iron. It looks fine but just a big hit since we had just closed on the house at the time.
That really stinks that you recently had work done. Go back to your other insurance carrier lol

We told them it wouldn't be possible to have done in the winter and they ended up giving the insurance without it.
We did end up doing the driveway the following spring but the insurance wasn't made aware of it.
