Don’t see prices going back down anytime soon. People have been talking about a Long Island “bubble” for 10+ years now. Hasn’t happened. Id say anything west of say Smithtown/Commack area is likely not to drop.
Maybe the Far East of Suffolk might see a slight dip only because it ballooned out of proportion. But even that is stretching it.
And you can’t compare NJ to Long Island either. Two different markets.
I’m not comparing the two but eventually you will see the market being effected everywhere, even in precious LI. My point was it already started in NJ and it will follow in the rest of the tri state area. I live in an area where all the wealthy NY’ers moved to, so the market isn’t much different than NYC. Or I guess my friends in real estate don’t know what they are talking about.
Also just like people went out east to LI, a lot of people went down the shore as well. Same thing.
I'll believe it when I see it (in Long Island). Maybe there will be a dip off the 17% increase we saw in the last 8 months just because that spike was simply panic buying at it's finest.
But the bottom line is the upward trend on average for Long Island will continue to move upward. People have been complaining about housing bubbles for years. Do a search on this website, i can pull post after post of people claiming there is a bubble and housing will go down. Has it yet? Nope.
What about the housing bubble of 2005/2006? This affected many of my friends and family very badly. My Grandmother’s house depreciated about 75k in those years. Prices downtrended for a good 6 years before they stabilized and creeped up again. I purchased my first home after the bubble burst and got a great deal. A lot of people lost a lot. Who knows for sure if it’s to happen again currently but I wouldn’t take the chance right now if I could wait.
My house can sell at almost $300,000 more than I bought it and it is insane as there is nothing but living in NY that makes it cost that much.
Yup. I bought my house in 2015 and I can easily get $200K more if I sold now...maybe more since we did a bunch of renos this year. It's crazy.
You watch these house shows on TV and see what you can get for the same amount of money and wonder why we even stay here.

The beaches are one of the reasons I want to leave. Nothing to do with how clean or dirty, or how white the sand is, or anything like that. I just don't like beaches other than to look at. I would so much rather be in the woods. There aren't any real woods on LI. DW and DC are the same way. None of us are big fans of beaches.
Maybe a small beach on a private lake in the woods would be OK..

I would so much rather be in the woods. There aren't any real woods on LI. DW and DC are the same way. None of us are big fans of beaches.
Maybe a small beach on a private lake in the woods would be OK..
We are a beach family and that is our first pick when going on vacation. Plop me down in the shallow water with a drink and I am all set.
Here? I barely walk along the water's edge. I just like to go to listen to the waves and maybe a band that might be playing.

We've had this debate a 1000 times on here about Long Island sucking or being great, but I am just curious, other than Florida and Hawaii, where is anyone finding nice beaches in the US? We have a house in Martha's Vineyard, the beaches are the exact same there. They are the same in California and the same all along the east coast until you get to Florida. The texas beaches are gross. I am really curious because I am a total beach nut and I would never say US beaches are nice outside of Florida and Hawaii.

Plus it’s cleaner (ever drive down the LIE or sunrise highway and see all the garbage and overgrown grass and weeds....or you might be too busy dodging potholes to notice), taxes are lower, and no snow or cold weather (but i personally don’t mind hot summers). Only thing that keeps me here is the schools and my children, they are too old to uproot now.

All this. Many friends of ours relocated down there and it's like they live at a resort. It's like being on vacation 24/7. I can't get over the beauty of these communities. And the weather alone is a huge, huge draw for me

Like I said, it's a matter of personal preference. Where I live on LI there is no trash on the side of the roads or overgrown grass. The homes are well kept and we are able to belong to a country club up the street where we have golf, tennis, pool, dining, etc. And we can hop on the train and be in the city in 30 minutes. If we want to ski in the winter we are less then 3 hours to a decent mountain. I don't mind the beaches here, obviously the beaches in Florida are much nicer but I am fine with the ones here. And the summers in Florida would be unbearable for me. It's really just a matter of preference and what works for one person doesn't necessarily work for another.
But just as an FYI I did a lot of research on schools in Florida during the pandemic because we considered relocating temporarily and you can get great schools in certain parts of Florida so I would not let LI schools keep you here, but I get the kids being past the point of relocating. However, Sarasota schools were EXCELLENT. I think that is where we would have ended up as I prefer the west coast of Florida to the east coast.

Are they on the west coast as that via where I would want to go. Beautiful beaches and not too close to family down there lol

If you want no traffic and wide open spaces, you're going to have to leave the NY metro area entirely.
The area I moved to in lower Westchester is gorgeous. It's a living Norman Rockwell painting. It's also the most inconvenient flucking place I've ever lived. Norman Rockwell didn't paint parking lots or stores that stay open past 5.
LI may be a steaming trash heap but it's a trash heap with strip malls and drive thru dunkin and Starbucks and there is definitely something to be said for that.
I agree.
As much as I hate the traffic - who doesn't lol - a lack of amenities is not worth zero traffic.
Part of why I've been able to s!ck it up over the years is that I tell myself there wouldn't be traffic if there weren't good places to go.
So I'm willing to take a little traffic in return for a nearby Starbucks - not to mention things like good and plentiful hospitals and health care!
I need a middle ground. And I don't want a hot, humid place. No clue where to go but we have plenty of time.

Any state that doesnt share waters with NY has better beaches. So All of Maine, NH, MA, RI then move past CT, NY and Upper Jersey and anything lower to that is better than NY. Waters here are polluted and disgusting

There are beaches in Maine and Mass that we go to every year that have crystal clear blue waters. It looks pretty close to Caribbean waters on a sunny day. These are not tourist or well known areas at all and I don’t want to publicly name them because I don’t want them inundated. These places exist you just have to look off the beaten path. We don’t go to LI beaches anymore, it doesn’t compare.

We moved off of LI last year to western NJ, it's like a different world where we are. I would have never guessed NJ could be like this, it's NOTHING like I expected NJ to be. We live in a pretty small town now and we are surrounded by acres upon acres of woods, mountains, rivers and nature. It's gorgeous. No big box stores in town or traffic, just quiet country like roads. I love it. We get to hike all of the time and our house (while in a neighborhood) sits on 2.5 wooded acres and is backed up to 28 acres of protected wooded land so we can't even see our neighbors. Instead we get to enjoy trees, deer, foxes and nature. It's so lovely.
I would never move back to LI, now that I've had a taste of being in nature over strip malls and traffic I find I am much more content and relaxed. Hope you find your woods one day!!
ETA - I still want to go further north up into New England, that's the plan one day. We'd like to buy a piece of wooded land and build a gorgeous log cabin that we'll move into and eventually retire in. #LifeGoals

You’re right.. a lot of people don’t realize how big NJ and how vastly different the areas are. I had no clue until I moved here 13years ago. I was in my NYC bubble and to me NJ might as well have been another planet. But I guess it’s the same as the outside regions of NY that arent NYC/LI.
So many times we go on hikes or venture south and visit small towns to shop and eat. People always comment on my social media where we are and are surprised when I say NJ. I don’t even have to drive far either.

We moved off of LI last year to western NJ, it's like a different world where we are. I would have never guessed NJ could be like this, it's NOTHING like I expected NJ to be. We live in a pretty small town now and we are surrounded by acres upon acres of woods, mountains, rivers and nature. It's gorgeous. No big box stores in town or traffic, just quiet country like roads. I love it. We get to hike all of the time and our house (while in a neighborhood) sits on 2.5 wooded acres and is backed up to 28 acres of protected wooded land so we can't even see our neighbors. Instead we get to enjoy trees, deer, foxes and nature. It's so lovely.
I would never move back to LI, now that I've had a taste of being in nature over strip malls and traffic I find I am much more content and relaxed. Hope you find your woods one day!!

I often joke around that NJ intentionally has the area bordering NY in less than desirable condition. It's a buffer to keep NYers out... We drive a little bit into NJ and say "No way am I going there!", and turn around. Meanwhile, just past that buffer zone is some really beautiful areas.

That has been my experience too. I will be honest, when my DH was offered the promotion and I heard it was in NJ I cringed but ALL I knew of NJ was the interstate to cut through the state. I had never really been in the state to see what it could be like. I had NO clue it could be so beautiful so I was very pleasantly surprised. I love our area.

The first time we drove out I was getting nervous because it was unimpressive to say the least. LOL But if you keep heading through the state, you reach all of the awesomeness that makes NJ earn its title of the Garden State.

I own a home in Martha’s Vineyard and spend every summer there. The beaches are the same as Long Island. The beaches on the jersey shore are even more polluted than Long Island. I also lived in jersey for 9 years so I spent a lot of time at the shore. Look at a map. It’s all the same ocean in very close proximity. You can Long Island bash all you want but the beaches in the places you named are just as bad as the beaches here.
There are beaches in Maine and Mass that we go to every year that have crystal clear blue waters. It looks pretty close to Caribbean waters on a sunny day. These are not tourist or well known areas at all and I don’t want to publicly name them because I don’t want them inundated. These places exist you just have to look off the beaten path. We don’t go to LI beaches anymore, it doesn’t compare.
I have to say even Cape May NJ is different. The waterb is clearer, warmer and the sand is even nicer and softer. It's strange but I notice it every year.
This happens here and in MV as well. There are certain days when the water looks different. Also, Long Island is a big place with more than one beach. The beaches in Montauk are "different" than the beach in long beach or even Robert Moses.
Also, the other problem with the beach up here is that the water is never really warm. In Florida and the Caribbean you get very warm water which is way more appealing to me. The water at the beaches in the outer banks and South Carolina are warmer but they are still not clear water like florida or the caribbean.

Housing prices
I just sold my moms house in Rockland county and the market there is moving well too. I listed end of September and right away got offers at asking price. Granted I think that I priced it well. I was so stressed about the process because I live in Nassau and have a newborn and well COVID lol. I just closed yesterday. My sister works as a paralegal in Rockland and does a lot of real estate work. She said it’s been busy.

Sorry anywhere you have been has been polluted waters but i frequently go all the way south of Jersey and water is great also, Marthas Vineyard is not the only beach area in MA. I love Maine beaches, many are crystal clear. And if you continue South past NJ lots of the states down that line have superior beaches. LI people have no idea.
