How do sellers come to a price?

Hubby and I went to some open houses today. Saw a house in Commack for$ 430 not much work needed....move in condition... Two blocks around the corner, another house with the same exact layout...needed lots of updating and is on the market for $450 and taxes are 1200 higher. I don't get it.

How do sellers get their prices?

there are people that can afford to sell for fair market value & there are lots of people that are upside down or living in a fantasy world. That's why the spread is so wide-BSing real estate agents don't help matters either IMO.

I've seen several fantasy world sellers. Piece of craphouse in Commack with mold infested basement on the market for $419....we were shocked. AND they refused to come down.

Saw another house in Smithtown today....looks like the foundation is about to crumble beneath it....on the market for $439.
I understand both towns are great, but come on!

btw...just spoke to the listing agent about the shiiitty house going for $440.
It's an estate sale..and 5 kids are splitting the money.

The original owner of the house spent $15,000 on it.

The listing agent told me he wanted to give the house to another realtor because the sellers are driving him nuts.
