How is everyone doing that is selling their home?
We are going on month 8 and I no bites . We are currently doing FSBO and lowered the price to $475K and when I look at the other homes in the market I get frustrated because people are asking for more and their homes need to be updated. I really thought the buying process was stressful but I think the selling is definitly worse. How is everone else doing?

We had it with a real estate agent for 6 months and it was up in 12/31 and I felt like they didnt push the house. I wanted to go with another agent right away but DH thought we might be able to sell it on our own and in 1 month 30 more houses went up for sale in our area according to MLS. I do feel like we started high but the RA didnt really give us any guidance on what we should price it and DH felt like it was worth what we were asking. We are going to list it again with an agent once the add runs out March 4th in Newsday.

I would put in the taxes - peole might think your "hiding" them.

Yes, it is farmingdale school district with Woodward Parkway Elementary and we did adertise on craigslist too.

Have you tried putting it on MLSLI? Someone on here mentioned that they had their house on MLSLI even though they were selling it be owner.
If you need a good honest realtor, let me know. My next door neighbor is the best. He sold me my house Scott

I wouldn't rush into another contract with a realtor. Have you done open houses? Is it in Newsday? etc.

Honestly, in this market with so many houses for sale - you really need to sign up with a realtor to get the most exposure. I'm sorry you had a bad experience with your last realtor but you can't rule them all out based on one.
The market is def. picking up now and maybe you should start meeting with a few different realtors before spring hits so that you can get a sense of what each one offers you.

I SO DON"T THINK THAT WAY! If anything, I think yes I can ask less because they aren't paying commission but I certainly don't think they are desperate. My parents have bought/sold 4 houses ALL FSBO. Luckily my father is an attorney so it helps. If they were desperate, then they would choose a realtor.

I think that it is very apparent that you have issues with realtors and to each his own, but the original poster is asking about selling her home and I am simply stating that if she wants to get her house out there - and advertised - she needs as much exposure as possible.
That means - being on MLS, on a realtors website (our company website gets MILLIONS of hits each month) being in Newsday and all of the other publications, on all of the Newspaper websites, having signs for Open Houses throughout the neighborhood every couple of weeks. You want to get people in the door. Bottom line. FSBOs can only do so much on their own.

I have to agree with Diana. Danielle and I had the same issues with selling her uncles home in New Hyde Park. We tried to sell it FSBo for weeks and we didnt get that much exposure, as soon as we found a good real estate agent, she took over and got the house sold.
She was able to have an open house every saturday, and every sunday till the contract were signed. She advertised it on her real estate agents website, mlsli, newsday, etc.....

I say have an open house and then find another agent. You have a gergous home. But, there are also a lot of competition outhere. Prices have dropped and it is a buyers market right now. I wish you the best of luck. ]

First, your house looks lovely from the photos. It's a shame you haven't found a buyer yet.
I think you guys should definitely look for another agent. It sounds as if your person didn't really do the job, and while the market is picking up a little now, there is still a huge amount of inventory out there. You don't want to miss opportunities this Spring.
If you go with a realtor, meet with several, and ask them to present you with a marketing plan. They should be able to tell you what they will do to sell your house--how many open houses, advertising (where and how), etc. Also ask them to run a list of comparable sales in your area, so they can give you information you can use to assess your asking price. I don't know your area, and to me your price sounds fantastic, but a realtor would have a better idea. Also ask them what they have sold recently, and if they have a webpage, take a look there. You can get an idea of how many properties they handle, how many have sold, etc.
I know your pain--our place was on the market since last July and we got our first offer in mid-January. Hang in there, and definitely consider a realtor. If you pick a good one, they will be able to get more people in to see your house than you could.

I am going to try to answer all the questions I saw in one post, hope I dont miss anyone..
We orginally listed our house June '06 at $524 (I know it was high), then dropped it to $515K around August then to $505 in Oct. and finally to $499 and added 1% a bonus to the selling agent. I wanted to drop it by alot more but DH was being so stubborn about it so I think that really hurt us in the long run. I think if we started at $499 then we might have sold already because even in June the market hadn't dropped as much as it did in the late summer/fall. We decided to go with a Real Estate agent only because we knew they could expose the house more than we could and at the time my DS was 6 weeks old and I really didnt have the time to be dealing with this. I really have no clue what our old agent did as far as advertising. I know we were on MLS and on their website. We had 4 public open houses with most people coming to one which was about 6 couples and 2 broker open houses. I even mentioned to the broker that I felt like their agency wasn't trying hard enough when only 4 people in their office showed the house in 6 months and he never once showed it himself. When the contract expired DH thought we should try and sell it on our own but I didnt feel it was the time to do it knowing that the the market would be flooded again in March. So now I have to convience DH to kee the price as is and to go with an agent. I think he might do it to get it sold only because his commute for work will be increasing by 2 hours every day and the quicker we sell the better off his commute will be. Thank you for all your input, I really appreciate it all and any more would be helpfull too. I am listed in Newsday.com and Craigslist.

Did the first realtor have other realtors showing your place as well? That number sounds low. While we had few offers, we had more than that looking. Some were with our realtor, others came with other realtors.
One agent we interviewed said she keeps her listings exclusive for a few months before posting on MLS and allowing other realtors to show. This didn't make sense to us (well, to her it did--she gets to keep the whole commission then). We thought it wouldn't give us that much exposure.
Good luck! I would definitely get some opinions about prices from others and do your own search on MLS. You may even be able to ask a bit more than you think, though if you do want to just sell the house quickly, you may want to keep it low.

We showed the house probably about 20-30 times we various brokers but out of those brokers only 4 were from our agency which I thought was odd and those 4 only each showed it once. They didnt keep it exclusive at all. I just figured that more people from the agency would show it rather than other agenies but I guess it really doesnt matter.

My house sold really quickly, but it went to renters on the block that didn't want to move, so they would have bought anything i think!
My MIL has this SAME style house in farmingdale, and i have to tell you, your house BLOWS hers away, I CANNOT beleive you have not had bites, it seems to have all the updates people want.
I just wish you luck, and the market has definitely picked up a bit. Every house I looked at had others interested (even if it was on the market for months beforehand) The house i am in contract for now was only on the market for 2 weeks...CRAZYNESS! Seems like you have the right price now...just need Exposure! GL!
