Your house is beautiful and it looks nicer than some other houses in the area.
I grew up in Farmingdale and currently teach at the HS. Where is the house located? FM me if you want. Just curious if it is on a main road or too close to the HS or something like that.
I agree with other people, get a good realtor and it will sell.

Yes, it is farmingdale school district with Woodward Parkway Elementary and we did adertise on craigslist too.
as I was re-reading this post - are you sure thats WW elementary? its so close to East Memorial, and I know kids that live over there and go to EM...WW is very desirable, so make sure that its that EM!

Honestly, in this market with so many houses for sale - you really need to sign up with a realtor to get the most exposure. I'm sorry you had a bad experience with your last realtor but you can't rule them all out based on one.
The market is def. picking up now and maybe you should start meeting with a few different realtors before spring hits so that you can get a sense of what each one offers you.

I agree- and as a buyer- when I see a for sale by owner- I think to myself- I can get this for below asking price b/c these people are more desparate
Ditto -- my logic was that since the seller didn't have a brokers fee, they'd be even more negioable. (sp?)
But, I suggest posting on Craig's List. I spent a lot of time looking there.

Your house is totally beautiful. I love the tile! If I was you I would lower the price a bit. I think with the condition of your house you may then create an outbid type situation and drive up the price. I would probably change the price to 469,900 and see what happens. Are you doing open houses? And you do all the open house "stuff" makesure everything is spotless, smells good, no clutter, etc. ?

i am going through the same type of thing, house has been on the market 6 months and my contract is about to expire. i am debating on whether or not to renew. i have the lowest priced house in babylon, with n bab schools. it's crazy no bites

We were able to sell our home within a week of listing with an agent, if you have the correct price and the house is in good condition it will sell fast. I live in levittown where there is a huge inventory of homes in all price ranges to choose from and we actually had 2 offers and accepted the higher one. It came with a 1% extra being paid to the buyers agent but in the end it was worth it since its sold. Check the listings in the area, price it right and it will sell. Good luck!
