i have heard that 12 - 15 % below asking is not uncommon I believe that is what we did for the first offer

It reallly depends on what the house and location is like. More and more houses these days are being priced right and are being listed much closer to the actual price it's worth.
Again, it really does depend, but I'd say somewhere around $380 is a good offer

I think it also depends on how long the home has been on the market for and if the house is priced right.
A home is only worth what you pay for it...

No one can tell you what to offer based on the listing price alone. The house could be a steal or be way overpriced. Ask your realtor for comparable SALES (not listings - sales) and start from there.

It really depends.
You really need comps from REA. That's really the only way to see if the price is at fair market value.
Did they already reduce the price? What other similar houses sold for recently?

Nobody can tell you what a good offer is without knowing specifics on the house and the location and without looking at comparable sales.
The asking price could be sky high, or it could be a very motivated, realistic asking price. The only way you'll know is if you do some real research.
