Inground Pools - value added?
Hi! Does anyone know generally how much is added to the value of a house with an inground pool?

In general you don't get any value for a pool. It could actually turn buyers away (maintenance cost and time, safety issues).

I saw a show recently on either DIYnetwork or HGTV about the top 20 things to increase the value of your house, and many of the "experts" on there agreed that in the northern climates, sometimes a pool can detract from the value of a home....

Where we live, not so much. So if you put one in, just know it's for your enjoyment, don't count on it doing anything else. It could even decrease the amt of buyers for your home.
We plan to put one in when we move and aren't worried about the negative of it. Our enjoyment will far outweigh any negatives and we realize it is a negative to some home buyers but are ok with that.

We are going to put in an above-ground pool so that if we ever decide to sell it can be taken down easily enough because I am concerned about the resale value decreasing- I have heard that from alot of people. Although DH and I want a pool there were a couple of houses we looked at that had inground pools that we didn't like because they took up too much of the yard.

IMO, when we were looking at houses, even though we didn't have DC at the time, we didn't even look at houses with pools. If there was an IGP, we just passed right over it. Too much expense to maintain, too much work to maintain, not enough warm weather to use it, huge liability, takes up too much yard. If *you* want one, then go ahead and put one in (I love it when friends and neighbors have pools, btw.... ), but don't do it for an investment option.

I've heard it detracts from the value also, quite a few times on HGTV and in articles I've read.
We too passed any house with an inground pool. We are not pool people and don't plan on having a family. For people like us, it would be a complete waste.
I see ads on CraigsList all the time of people offering their above-ground pools for free if someone will come take it down. I think that's a better way to go - less permanent.

A pool does not add any value to a house. The money spent on a pool is for a homeowner's personal enjoyment that cannot be expected to come back to them when they sell the house.
I know I didn't even want a house with a pool. Too much maintenance for me.

Exactly.
DH and I have talked about getting an IG pool, but we would only get it if we are set to live in our house for at least another decade, since it doesn't add to the value (DH is an appraiser).

A pool is one of those love it or hate it things. When DH and I were looking a homes, a pool was a deal breaker for us. In NY, there are only about 3 months out of a year that a pool can be used. IMO it just doesn't pay off.

We had a house deal fall through sort of last minute. We were the buyers. One of the sticking points was over the inspection of the pool. It was winter and the pool was covered. There are lots of ways to handle this but the parties have to agree. We weren't going to just chance that the pool wasn't structurally sound or that the liner was ripped. I would have liked a pool but it was not worth the hassle.

when we started looking it didn't make or break the deal for us. Our house does have one, but it's above ground with a deck around it. We hope to enjoy it this year. But if we ever want to take it down, at least it's easy to take down and get rid of. Maybe in a few years we will take it down, but right now we like having our above ground pool. And the previous owners were willing to take it down if we didn't want it. So that was easy if we didn't want it when we were buying. I would say a lot of owners say that, because they know a lot of people don't want them.

It doesn't add any value and it doesn't necessarily mean it will detract buyers either. it's really a personal choice to have one on your property. If your property have the space for it, I'd say go for it if it's something that you and your family will enjoy. If it's going to take all of your backyard/patio space, then it might not be such a good choice in terms of resale of your home. As far as safety, regardless if you have a pool at your home or not, if you have a child, you must put them in swimming classes so they learn how to swim from an early age. You might not have a pool but maybe your neighbors do. It's a wonderful precaution and also it's great for them to enjoy other's pools in the event you decide not to build it in your property. As it would be where we plan to move too (1 acre or more). So yes, in that case, I feel totally comfortable doing it. That's why a lot of people move to areas with large properties, simply to have a pool, a country club type setting.
So i do think property size does play a role here.

Personally I agree with this. When DH and I look at houses and they have a pool the first thought is "UG, how much will it be to fill it in??"

Me too!!!! Most of the homes in my development have them and I don't think it detracts from value where I am. In fact, when I was initially looking and would tell brokers that I didn't want a pool, they told me that you can't look in north west suffolk at houses on 1/2 an acre and up, and exclude homes based solely on a pool. After looking for a few months, I learned they were right.

I think you bring up a great point. Many, more than half of homes on 1/2 acre+ have pools. That is part of why people want the property. So I really do think location of the home, property sizes plays a key role. I think your realtor brought up a great point about not being able to exclude a home with a pool in a key area you are looking in.

good to know - that's where we are. Actually I had a friend over and we were in the backyard, when I told her that the pool inside the fence was ours, she was surprised - she thought it was the neighbors.

We are purchasing a home with an inground pool. We just had the appraisal done and looking at the comps they used to determine the value, they added $10K in value to our house because we have a pool and the comps didn't. As others have said, it's a personal thing. Some people want it and some people don't. We wanted a pool, so for us it added value b/c we don't have to spend the $$$ to have a pool installed.
