Is a buyer's agent really worth it???
We are debating the pros and cons of a buyers agent and a sellers agent. I understand what the difference is but I am unclear about the commission and who pays it.
Do homeowners shy away from people working with a buyer's agent???
Thanks

The buyer and seller agent split the commission.
I would only work with a buyer agent now. If they are good they really can be very efficient in their search and save you time.

def get a buyers agent. if you look at a house and then use the agent who showed you a home to look for other homes for you- they are a sellers agent no matter what and will always have the sellers best interest to make the most money even though they are "working" with you to find a home. A buyers agent will find out anything you want and negotiate for you.

Do sellers not like to work with buyers agents? Or do they care???

Im not sure. I dont think they care, they are still selling a home either way, just may not be the commision they were looking for.
Like for instance- my gf has an agent looking for homes for her. found a home she likes but this agent didnt get her any info on the home. her friend is a buyers agent and found out that the house was on market 4 years ago for x amount of dollars- told her all kinds of stuff that the agent would have never and still has not told her when she said she was interested in that home. b/c bottom line the agent is a sellers agent. Its tricky.

Sellers like to sell their house. Sellers agents like to sell the house and often prefer dealing with other REAs than buyers. They can't refuse to bring your offer to the seller or anything just b/c you are working with a buyer's agent. I've never heard of someone having a problem with the sellers just b/c they used a buyer's agent.
