Is it possible to find a house for less than $300k?
In a good school district, with property, with 4bdrms, 2.5 baths in Suffolk? We currently own and will make some profit but the school district is horrible and we are going to outgrow this house in the next 3-5yrs. We bought and gutted the house and I'd be willing to do the same for the next house. I don't want to be house poor though. Just wondering if it'll be possible to find.

honestly…..the few buyers I have in that price range are struggling to find something it's more like a 3 bedroom 1 bath
prices are only going up….the market is changing for sure

That's what I say. Oh well. We are happy where we are for now so we'll see what happens in a couple of years.

We brought at 319 In April and live in Haborfields SD. While shopping, we were looking in Huntington also. You are close to these figures but below 300k you will not find great condition of a home and/or house location. But there are some out there. As Beth said, 3 bedrooms would be more around this price. We have 3 bedrooms and 2 full baths.

We had been looking in that range since July. Under 300K is mainly 3bdr 1 or 2 baths and most were not waht I considered move in condition. They needed updating. There was only one 4 bedroom house but it was a "pit of dispair."

I agree with everyone. Unfortunately I think what you asked about is quite unrealistic in this current market. You could possibly get the price without the others things you want OR could get the things you want but not at the price you want. This is one of those "you can't have your cake and eat it, too" situations. The advantage is that it seems like you are content with staying where you are for the time being -- the market might be different in a few years!

Maybe you can look into short sales since you aren't in a rush to sell/move...and you said you don't mind putting work into the house.

If you are willing to live in a smaller home. My house would probably sell for under 300K but people consider it a "starter" home. Starter or not, I would rather not be home poor and know that I can pay all my bills.

Lindenhurst is possible - not entirely sure now with the market going up but the house will not be updated. It will be old, needing a new kitchen/bathroom most likely. For a while many houses by me were going for $175-$250 for two-three bedrooms, 2 baths but are not updated and we are not south of montauk or north of sunrise.

Half of wading river is in the shoreham-wading river district and half is in the riverhead district

This. As well as open-mindedness about school districts and not just ruling it out because there may be......GASP! DIVERSITY!
My suggestion as well is to talk to people who actually live in the districts, join the FB mom's groups for the areas......not go by some snobby people on here or IRL who won't live somewhere because of "what they heard".
We live in what I feel is a great area, and close to everything.
Our house was slightly over $300K at the time we bought, but was still in move-in condition.
We have an 80's style granny wall paper kitchen, but will be doing the upgrades WE want.
DH is doing most of them himself too, so that will save even more $$$.

Our house is updated (except for the bathroom that could use some updating but is not that bad-at least to me and not all those people on house hunters lol and no finished basement) and it is older and smaller and would sell for under 300K.

Yeah, I think there's a reason House Hunters doesn't come to LI.
Our home was clean and freshly painted when we moved in, which is what I meant by move in condition.
The bathroom was also upgraded but we will probably end up re-doing that at some point too because they just used basic stuff they probably got on the cheap at HD or somewhere.
Some of the houses we saw within our price range were dirty and disgusting, falling apart and needed to just be knocked down and started from scratch.
