Yeah, I think there's a reason House Hunters doesn't come to LI.
Our home was clean and freshly painted when we moved in, which is what I meant by move in condition.
The bathroom was also upgraded but we will probably end up re-doing that at some point too because they just used basic stuff they probably got on the cheap at HD or somewhere.
Some of the houses we saw within our price range were dirty and disgusting, falling apart and needed to just be knocked down and started from scratch.
HH annoys the crap out of me but I watch it all the time. lol. I want to scream at these people when I have to get my shoes out of my small closet or when I someone needs to get into my 1 bathroom when I am using it lol.

I would think it's possible if you are willing to consider school districts that are prejudiced against by many Long Islanders, but that are actually rather good.
I doubt the house will be huge and definitely not updated...but you may be able to find something.

I am in a good school district (as I know the ones you are speaking of that have been put down here). I just have a small(er) home (only 1 bathroom-the horror lol).

We only have 1 bathroom too (well, actually there's a toilet and sink and used to be a shower in the garage) and surprisingly, it works out fine.
Even when I have guests over.

she is asking about a 4 bedroom 2.5 bath colonial- what I consider the "holy grail" of Long island real estate - it's what 90% of my clients dream of
I am single and I am still looking at a few to buy for myself
I sold one in my career under $300K it was a wreck of a short sale and I am still shocked the bank let it go thru below market value- the value was closer to $340K and fixed $399K+

I always see some beautiful ones in the village area near me that are up for sale. This is also not considered a desirable school district. I'm just curious how much they are on the market for.
Just looking at them from the curb I can't imagine them being under $500 or $600K though.

So I looked this up on MLSLI.
There are tons (40 MLSLI pages) of 4 bedroom + and 2 bathroom + houses for sale on Long Island. I couldn't filter it for 2.5 bathrooms.
They are not all colonials, but I didn't see you say a colonial in your original post. Some are capes, high ranches, ranches, etc.
The school districts available are:
Copiague Longwood Pat-Med William Floyd Middle Country Central Islip Bay Shore Brentwood West Babylon South Huntington Harborfields Amityville Wyandanch Lindenhurst Huntington Half Hollow Hills Riverhead Sachem North Babylon Islip Comsewogue Deer Park South Country Miller Place Babylon East Islip Westhampton Beach Elwood Rocky Point Center Moriches South Manor Connetquot Half Hollow Hills

You have to be careful, because MLSLI won't tell you if it's a short sale, REO, requires a cash only sale or 203(k)/rehab loan, if it's a flood damaged property, etc.
On the broker's version of the listings, we can see additional information.
To the OP, let me know if you need any help or want to get a better handle on what is out there. Yes, there are still houses under $300K available in Suffolk (not really in Nassau, for the most part), but they aren't as plentiful as they used to be and there's a lot of competition, and often there's a "catch" in terms of condition of the home or terms of the sale.

Dh's coworker and his wife just bought a house in Selden I believe for under 300k, although I am not really familiar with the area or the SD. Good luck!
