is it REALLY a bad time to sell??
dh might be accepting a new job, it will be great in future but for the 1st few years it will def. be a HUGE paycut, it's for NYC so the benefits and pension will be soooooo much better what we get now for his career that he hates!!
anyway.... does anyone know how long it takes for the avergae house to sell in this market? we have to sell if he takes this job which right now in his life... it's the best thing for him.
are they're any other option out there besides selling that could get us through the next years or so? does it pay to rent and pay toward the mortgage every month then sell when the market goes up???
we are at a loss of what to do
we are going to see our financial advisor next week

we have a house on the market right now at a STEAL price.. and its not going anywhere
there are just SO many houses on the market right now, which doesnt make it easy

my friends have a house on the market right now that hasn't sold.
they are moving in with the inlaws and renting it out.
if that is an option for you, maybe do that.
it CAN be tough out there.

It is really tough if your selling . My realter said the average house is on the market for 11 months. Some houses do go right away expecially if they are listed correctly and are in good condition.

The house that we just bought was on the market for less than 2 months. The location and the condition are very important.

Our house sold in one week. Our friend's house sold in three days, and another friend's house sold in two weeks.
I don't live in NY, but I don't live in a hot real estate market by any means. I think if the house is priced right and shows well, it will sell.

It is a REALLY bad time to sell. Our house has been on the market since early May, it is completely renovated, in a good town and (according to most realtors who come through) it is priced right. Buyers are being beyond picky and it's just plain slow.
We just got our first offer the other day and we're still waiting to see if we're going to have a meeting of the minds on price.
IMO, the only houses selling are the ones that are true bargains.

I was thinking i want out of my house bc I feel like it's bad luck....but I don't know if it would go anywhere.

It's a difficult time to sell for sure. IL's are trying to sell there house and have had no luck whatsoever. They have even lowered the price.

it's a difficult time, but the ones i have seen that are fairly priced go quickly. just don't expect the price you would have gotten a year or two ago.
we're looking at i guess mid-level houses, and the ones in decent shape that are priced fairly go in a few months, if not less. from what i've seen, it's unreasonable prices that deter people from looking.

this is THE best advice. the day we dropped our price we got offers within a few hours. my neighbors are all still at their original pricing and are still sitting on the market 4-5 months later. Really sit down and see how much it takes to keep your current place going. For us it was about $2k, so sitting on the market was going to cost us $10k easy, plus a ton of stress.
our REA was very agressive with the pricing. she dropped it below the comps to bring traffic in (and she got a TON), and then we kinda sat back to see what would happen. Also, the most recent comps were late 2007, so not entirely accurate to begin with.

Todays newsday had imprtant facts in which help make your house sell faster
1) Price 2) Location 3) Condition inside and out 4) Curb appeal - Nice cut grass, Trim bushes, Flowers etc....
Very Important. If your house does not have curb appeal, then a lot of people will just drive right by it.

If you bought your house in the last few years it's very possible you won't get what you paid for it.
So you have to ask yourself if you are willing to sell for less than what you paid for it.
It's definitely a difficult time to sell if you recently bought. If you bought 10 years ago, then not so bad.

I agree...it also needs to be priced right. Dh and put our co-op on the market a few months back, and people told us we were crazy for selling at such a "horrible time." Meanwhile, it sold very quickly.
