It's an excellent area and price! Almost a steal for Jericho! You would have to go there and hear if the noise level was ok. The house is probably isolated enough. There may be cement barriers on that part of the LIE for that reason.
Just wondering why else it would be priced that way even though it needs updating. For the area that's a very low price.

since when is $600K a "bargain" anyway? with 20% down, that's a mortage of $3K before taxes - which are over $10K.

Its priced low probably due to how close it is to the LIE and the fact that housing prices are declining. They probably want to sell quickly, and their neighbors have probably had their homes on the market for months., jmo

I think for that particular town it is. I believe Jericho is rated the best SD on LI...
Actually it's usually rated one of the top school districts in the country if I remember correctly. Don't quote me on that though!!! Not to mention hicksville is a good commute to NYC. Personally - I have never seen the appeal of Jericho but that's just me....

As for the LIE thing -- we looked at a house in Medford over the weekend that was close to the LIE - its funny, you could hear the noise, but it sounded like the ocean- it was so weird! I kind of liked it was close to the LIE - its easy for people to get to.

The Raleigh school is a public high school with a gifted curriculum. It's hard to say what these lists really mean. There are so many stats to take into account.

Yes, it's based on schools with gifted programs...# of students in AP classes. IMO that's accurate. Those are GREAT schools, the one where the student is challenged academically.

Yeah I was just trying to find something that showed what a good district it is and this is the first thing that came up. I dont really know how well that is a criteria, but that is what Newsday uses as well. Either way, it is an excellent district. Definitely one of the best.

Judging a school based on how many kids were enrolled in AP classes may not show the whole picture either.
For Instance, I went to Farmingdale - they offer AP and CLEP classes (College classes thru CW Post) - so "gifted" kids take those instead of AP because you are guaranteed college credit (depending on your grade) instead of having to take the AP tests.
farmingdale shows up at the bottom of AP enrollment, when the fact is the smart kids take CLEP classes instead.

That's true. But it's great to know that there are schools that promote that. I know I have nieces in the "gifted" program right now (one is in elementary school and the other in Jr. High) and the "perks" of graduating in that program are awesome (free tuition at the college of your choice).
