Just got back from the lawyer!
Signed the contracts  and were told a very important thing. That mortgage brokers often get co-ops and condos confused and that hey, guess what? you apparently can't get an 80/10/10 loan on co-ops. And that there is a certain NYC tax that we don't have to pay b/c it is a co-op that the broker told us we'd have to pay! Amazing!

sorry to hear about the 80/10/10 thing...hope it doesn't effect you! if you have a good broker they won't get a condo and co-op confused. when we bought the townhouse ours never got them confused! at least you won't have to pay that one tax! good luck with the new place!
