Going by what we paid for our cape in Mass Pk, no updates (bought in May) - I'd pay $435K for yours.
Disclaimer - I have little to no knowledge of the real estate market.

I really don't know anything about the area, though it sounds lovely, but I wouldn't pay over $400,000 for a 2-bedroom cape regardless of location.
Eh, disregard me, I really don't know enough about Nassau RE! We're only looking in Suffolk.

I wouldn't pay anymore then 410k for a house with 2 usable bedrooms. There is going to be a lot out there starting in jan so try to hold off. We are going into contract this week for a house in mass pk

I have never been to Wantagh, and I don't know what it means to be in "the woods" but from pictures I have seen your house is wayyy nicer than some that I have seen on MLS. The only thing is, most capes there seem to have 4 bedrooms. Maybe start at $460 ish??

In the heart of Wantagh Woods, DH and I were looking at similar homes upwards of $500k+ when we bought at the end of 2006 (We endud up in Massapequa b/c I HAD to have a basement and none of the Wantagh Woods homes I liked had one) .....obviouisly the market has dipped significantly since then, but not enough to only pay $410k or $420k for that area ......... -

Yay - someone that knows the area! We were probably looking right when you were. We bought in Oct 06 and decide to skip the basement to get in the area - which obviously regret but not our decision to get in the area.

I just replied to your other thread as well. - I think, in that area of Wantagh, you'd be better off staying in the house you're ALREADY done a ton of work to make 'your own' and adding on - rather than selling, most likely taking a losss and starting over .......You'll inevitably have to redo someone else's taste, or mess ......depending on what you buy - KWIM?

there seems to be a lot of variables in the comps in your enighborhood...why not have a REA come in and have them give an opinion on what it's worth.
the only thing is I see a redone 4BR cape with a basement listed for 475K, so I don't think you could go over that.

This is EXACTLY what the advice was on the today show today. now is the time to re-finance and do work to your home.
however, my house is on the market. guess i don't listen to the experts either!

Sounds beautifull, but i would say $380... Me personally, I wouldn't go over the $400,000. even with the updates, the house sounds too small. beautiful but small and like you said, lack of storage. i paid $360,000 for a 4 bedroom cape with a full basement in Greenlawn. Granted, it's not Nassau, but it's in an area that would be just as desirable as Wantagh.....
Are you wantagh SD or Levittown SD? That would factor in as well.

That's my thought also.
We only paid $50k more for 4 bedrooms, full basement, waterview, in an area comparable to Wantagh. And that was back in July, before the market really tanked.

I'm in NJ, but grew up in Seaford Manor. I know "the woods" and love it. So, I'm completely off base but I would have thought it was definitely over 400K with the improvements.
I saw your other thread, and honestly, I might add on and make it how I want it to be. I don't have a basement (I have a split) and don't miss one. I would like more storage but I have a feeling we aren't fully using the storage space we have (we have a crawl space that we don't use at all).

honestly, less than 400.
we have a 4 bedroom 2 bathroom house with similar lot and taxes but much more SF in a desirable town and school district in nassau. we just got it appraised 2 weeks ago at 435---houses on the block were at the upper 600s in 2006--that's how much it has fallen. luckily we paid less than that so we're fine. (we're refinancing).
so to only have 2 bedrooms and significantly less living space, i would pay no more than 375
