I live in Mandalay and DH and I are WHS alums so I know the area well. For us it would depend on the block, I wouldn't want to be on a street like Island, Briard, Beech, and we'd want to be deeper toward 135 than Wantagh Ave.

We know someone who sold a small cape similar to yours deep in the Woods less than a year ago for $450k in a bidding war. It had the original layout (kitchen & bath redone in the past 2 years or so) but had a basement.

We have been looking for a house since June, anywhere between merrick & Massapequa Park. the market has changed a lot since June, and we are going into contract for a house in Mass Pk, with much lower taxes then Wantagh a basement, updated, 4 bdrms, 2 baths, and a great area for 432k. I have seen practically every house out there LOL it's sad but I have, and the house can be updated to the max, but there is no basement, and only 2 usable bdrms, since you said the other one is really small. Since the interest rates are as low as they are I would sell and move up now, but I doubt you are gonna get more then 410k for that. I said in a previous post that a lot is going to come out in Jan, esp b/c of the interest rates, so it's prob worth your while to sell and take what you can get now, cause it's only gonna get worse b4 better

the only thing is I see a redone 4BR cape with a basement listed for 475K, so I don't think you could go over that.

Is Wantagh Woods really desirable? I feel as if a lot of these "areas" are thrown out by real estate agents and don't mean anything. Not knowing too much about Wantagh Woods probably not more than 420K.

I would definitely agree that Wantagh Woods is very desireable....my friend just bought there - I love the property sizes, the trees, and different types of houses. Unless you're right on/near a main road, I'd think you could def. get more than $400k for the house, even without a basement.

Do you have pictures?

By what you are saying the condition of the house is in I would say between $450-485K. I'm surprised by the $400 and lower comments. We looked at houses for over a year and never found anything under $450 that was updated and move in. Nothing even close. It might be a cape, but it does have a rear dormer. A basement is a must for some, but if no one in the area has then it shouldn't be a problem for someone wanting to buy in Wantagh Woods.

Thank you - no, we're no where near main roads - we're in the very residential part of neighborhood. When we were looking 2 yrs ago it was unheard of to find anything less than $475/$500K - boy has times changed Chat Icon



The market has changed a lot. There are waterfront houses listed for 800K or less now. If you are able to pay 500K you can get a great house now. It stinks. We could afford our dream house now too.

I asked if it was desireable because I live in the area and have only heard of Mandalay. When we were looking at houses, everything was in the "desirable massapequa woods", or "prestigous lakeshore estates" Most people have never heard of any of those.

YEAH! that's our next step to have the REA agents come in to evaluate...I'm glad it went well.

So if they think that you would get 450K, what do you list it for?
