I remember there used to be ads in local papers with a blueprint type picture with measurements of a 4 bedroom, bathroom dormer and a price, now I can't find anywhere. I know I can call local contractors for pricing and measurements but really not ready to do this anytime soon, just thinking about it for future, just wondering how big each of those bedrooms "usually" is when dormered out? Isn't it like 5 feet added on each side of the house when the roof is pushed out? Any recommendations of contractors?

The ads you are referring to are still out there and they just build up to add a basic 4 bedroom 1 bathroom dormer. You get everything to code nothing extra.

I guess its worth the money but if you want to add stuff then u will pay extra.

You should think about what you want to add to your home before having a contractor come. Make a list and then call a few contractors in for estimates. Also your taxes will go up. Another thing to look into.

We had a levitt cape that was a 3 bedroom 1 bathroom cape and we added 935 sq ft. We now have 4 bedrooms and 2 bathrooms all upstairs. We built over the garage. Its a good idea if you have an attached garage.

Check the little pennysavers that come in the mail on (I think) Wednesday's. They are usually in there. i don't remember measurements but I think the price is 70-80 thousand on the ad.

A handful of construction companies advertise that for somewhere between 70-80K 4 br 1 bath on 25x32 house.

Its for a basic box on top of your house, no flooring and a minimum number of windows.

if you want a nice looking design outside, thats extra, you want nicer trim, thats extra, you want wood flooring? extra, you want more than 2 windows in a bedroom, extra. You want the siding on the bottom of the house to match the top, thats extra.

I'm not criticizing the plan, its just that the companies stripped the quotes down to the bare minimum and charge extra for everythig else, which is fine. I'm sure some of the Comapanies charge what normal market value is for these upgrades, and others pad them to make up for the low price they have on the package they are advertising....

Also another thing thats not included in that price is a cieling light in each room - Code is outlets and a switch.

That is why I say make up a plan of things you want in a dormer and then get some prices.

Also always check with the town what your taxes will be after. My taxes went from $9200 to $13800.
