Looking to buy a home in the next... (POLL)

from my conversations with people, this is what i've been hearing....

1) some people think is a great time to buy b/c the prices are good and the interest rates are low. the market will rebound soon.

2) market have too much inventory, prices will go down more in the next few months.

3) expect more houses to be on the market soon and will not recover for at least another 2 years. wait until next year to look.

reason why i'm asking: dh and i are not on the same page Chat Icon

for those looking to buy, when are you looking to buy?

eta: i want to start looking at opening houses now and he wants to start at the end of the year Chat Icon Chat Icon

We're in contract and closing in May!!

When we were looking at homes we weren't in a rush... we always said if we found a great deal we'd put in an offer, but if not we wouldn't rush into anything. It's such a buyers market where we live.

Well, we ended up finding an amazing deal (foreclosure) and jumped on it.

My DH & I are not exactly on the same page yet either, so I know how you feel.

In general, I know he is a very cautious person and wants to wait until the absolute last second to do something .... On the other hand, I am completely the opposite.

I would buy NOW, he would wait 6+ months to purchase, but he is willing to go out looking casually now at open houses .... I think we will compromise and be ready to pull the trigger and buy in around 3 months.

Housing prices fluctuate. Everyone can make every guess they want, but it's still just a guess. Odds are, prices will drop a little more, but you never know. Something could trigger the market to pick up next week, and prices could be 10% more within a month. I would focus more on finding the house you want, rather than WHEN you want it. If you find a house you love, buy it. If not, keep looking. Nobody can tell exactly what the market will do, or when it will change.

exactly..I agree.
We are looking for homes right now....but are NOT rushing. If we find a great deal....we'll grab it...if not....we'll move onto the next one.

Very well said!

We weren't in a rush to buy when we started looking last year- and we found something that was perfect right away.

Our rate is good (better than some of the rates people have been posting they were given recently) and I don't think our house price would have dropped less than we paid over the past year. I think it would have sold for the same - if not slightly more (a house around the block with similar specs went for $16k more late last year and needs a lot more work).



You can't time the market.

12 to 18 months for us

DH thinks it will level off after then

and then rebound

he predicted everything else correctly- so I am going with him on this one

As soon as get our act together, we are going to put our coop on the market. We will see how that goes and then look to buy something else. We are in no rush and it all depends on the sale of our coop.

We want to buy an apartment in Manhattan, so who knows if the prices will get any better?

My guess is no - I think Manhattan is still a VERY strong market.

But if we need at least 10% down - maybe 20% for a coop - we are looking at a LOT of money (esp. for first time buyers- we have no equity to draw from) so we will be stuck renting for at least another 12 months - maybe 24.

If you have the down payment, find something you like and plan on being in there for at least 5 years I wouldn't wait.

When we first started looking in 2003, DH's friend told us don't do it - the bubbles going to burst. sure...3 years later...we bought and made a very nice profit...thankfully we didn't listen to him.


we plan on selling in 2 years, but for us if we buy now low, we also sell low - so besides interest rates, we are waiting for the market to go up, so we have an even better down payment for the next place.


FWIW - I just heard/read that if the current sale rate continues, it would take 3 years for all the current houses on MLS to sell!!! talk about SLOW!

when we started looking, we saw at least 50-75 houses until we bought our house. You don't really know what is out there until you start looking. You set a price range that you can afford and then you start looking. Than you see what you money will get you. Sometimes you have to change that up. You have to be prepaired to either buy in that price range and fix the house up or spend more money to get a better house. We didn't have the "more money", so we bought a house we had to work on a little bit. We know it will be worth it in the end. At least start to look at open houses and see what is out there, the areas you like, etc. Then when you are both on the same page, you can start seriously looking and know what you want and don't want. We own our home now and plan to move in about 2 years as I believe the market & economy will continue to go down and not level off for about 5 years. JMO.

We will keep our current house and rent it though. If I was going to sell mine to buy a new one, I would do that now.

Actually there have been a number of reports that the Manhattan real estate market has taken a gargantuan hit.

Many people were not buying in Manhattan due to the inflated prices and moving to the immediate suburbs like Hoboken, Jersey City, Long Island City, Park Slope, etc.

I think it has improved a little but I am not sure. The Manhattan market is one I would look very carefully at.

We are in contract right now and are closing at the end of May. We were planning on waiting until after our wedding to buy a home but were scared that the prices were going to go up again. We found a brand new house with 4 bedrooms and 2.5 baths for a wonderful price and we couldn't beat it so we are taking the plunge !!

The article I read said basically the Manhattan Luxuary market was doing awesome $5M + and that's what's inflating the number overall

ITA agree with this. We love our house and went into contract at the end of last summer.

I know we got a deal but we probably could have gotten it for a little less if we let it sit. That said, we looked at so many houses and this was the one for us. Perfect location, great size, our style, etc.

So while I could have gotten it for less, I would have paid a little more too.
