lower priced homes for those that are house hunting in suffolk

All of these require vision, elbow grease & improvements, but I'm into that so here they are.
I'm up EARLY & browsing MLSLI
east setauket-I'm sure it needs work but its a nice town


small but cute

has potential

small property but it looks like it has an apartment

not fancy, but move in ready


not sure about this area-but it looks decent

very cute

big house, good price

Islip-Islip schools, needs some updating

price seems a bit high but its western suffolk

I'd offer 299k

slightly overpriced but a nice home

Its a shame Patchogue village is so rundown now

I know a lot of people want bigger homes that are mint in this price range, but I think its a good market to find a house with potential & make a LOW offer. People here on LIF can't sell their homes that are mint, people that have less than ideal properties are having even more trouble.
Pretty soon some of these fixers won't even appraise for the asking price & the sellers will have to drop their price, even though their RE's are telling them to hold out for more money.

IMO, this is a great starter home!

move in ready, low taxes... if one was able to get it for $275 - IDEAL! and the SD is awesome!

ETA - some folks on here are looking at condos, this is a much better investment for around the same price. in fact, it would be cheaper b/c there are no maintenance fees!

I would make your offer, if they NEED to sell it they might consider it. RE's don't want to list anything decent for 275 after the last 3 years of inflated pricing. We bid 100k under asking for a fixer & got it for 85 under in 2004. I gotta believe there's more room for negotiation now.

this one is good too

yard needs work, but the kitchen is gorgeous, 2 bathrooms and a basement! also a great SD!

ETA: I would offer 10% below asking. maybe even less if it's been sitting a while

it depends on so many variables though. even if it's been for sale for a while, if the seller isn't desperate, they won't drop the price too much. most sellers have a magic number & they won't go below it. then again, they may not have a choice. it really depends...

that's why you've got to have a big set & bid what you want to pay, but be prepared to walk if they don't take it.
Luckily we bought a few houses in Florida to flip BEFORE we bought our house so I got used to looking without getting emotionally attached. We had our magic number too & we knew we'd find something.

thanks for posting!

I almost fell off my chair when I saw the $275 in Setauket on my MLS email this morning -

but it looks like its across the street from a store/business/etc, so that is why its so cheap.

The lindenhurst house - thats been on the market for a while and the price has been dropping, I think they are eager to sell.

Same for the islip house - I think that started at $350K.

that is the 1st rule DH and I learned, you have to be able to walk away. there is always another house.

the house in E Setauket is on Bruce Place, so it's not a main rd. that is a GREAT price for that area, which is cosidered upper middle class.

my house was GUTTED when we bought it, in fact we couldn't even get a mortgage until we renovated(long story) but you've got be creative.
Of course people that aren't DIYers might not want to deal with it.

the setauket house is on Bruce rd, you are right - but the next block is 25A, so across the street looks like buildings (accordign to Google Earth anyway)

I may take a ride out this week or weekend to see, so i'll let you know!

I think that even people who are DIY'ers are afraid of THAT much work. as we all know, there are always surprises when you gut. the best advice I think it to get the house inspected if you are really interested - even before you make an offer. 1. it will show the seller that you are serious 2. you will have more bargaining power with a list of what needs to be fixed 3. you may not want to proceed with an offer at all after you get an engineers report.

it may be worth the $400

That's a great list. Some of the homes are in areas that DH and I have driven to and decided not to consider. We're also not looking for a "starter" home because we're not having children.

I did something last week that narrowed down our choices considerably.

I made a spreadsheet of all the Suffolk towns, a Yes/No column, and a notes column.

Any dream areas got put in the Yes column immediately. Any known "bad" areas for us were put in the No column.

Then I did a search on MLSLI for each town, with no limits. I counted the number of houses between 200k and 400k and mapped them, to see if they were in a cluster. Then I looked at the most expensive houses and where they were located.

It works well because if there is one part of town that's better than another, I put that in the notes section.

And if all the houses are under 200k and trailers, we knew enough to put them in the No column. (there weren't any like that, I'm exaggerating to make my point).

Now, we just have to drive around these areas, check them out. And Google maps/satellite is great too. You can see if your neighbors have 20 dilapidated cars in their backyard, right behind your fence. (I actually did see that on a map)

I got off on a tangent there about towns, forgot to say what I wanted to about fixer uppers...

When I look at pictures of furnished houses, I only consider what's -in- the room if it's run down. If the furniture isn't my style, it makes no difference.

My DH has a problem with that. Although I wouldn't want to buy a house that needs a lot of things we can't do ourselves like a new roof, oil burner, etc., I'm ready to work on it.

Besides, when you replace windows, knock down a wall, re-carpet a room... You're making the house your own. It's rewarding, and something I'm actually looking forward to. Chat Icon

and I have noticed that google earth is "off" by a couple of houses somethimes. but you can get a great view of the neighborhood this way (and 20 old cars in their backyard!)

Chat Icon I know what you mean. We were looking for a listing with a 1/4 acre and it put the pointer on this HUGE corner lot with a pool in the backyard. We got all excited till we realized that it was the wrong place!

Now we scrutinize the pictures for where the driveway goes, where the chimneys are, etc. so we can find the right one.

This one is right under huge power lines; I know someone who lives on this street.

DH and I actually went to see this house a couple of months ago - wow the price has really gone down!
We took it off our list immediately because
- it REEKED of smoke
- there was one bedroom downstairs, two upstairs. The stairs to go up were about the steepest, scariest stairs I have ever seen in my life. I was thinking how hard it would be to have a baby with steps like that - and even if you gave the kid the downstairs bedroom, if you had to go to the bathroom in the middle of the night (with the 1 bathroom downstairs) you could kill yourself going down those stairs in the dark or being sleepy.

Also remember the pictures on google earth (the free one anyway) are NOT up to date. I looked up my parents house, and the picture was so OLD. It had to be from at least 10 years ago - the cars in the driveway were not the cars they have now, and there have been renovations done to the house which were not shown in the pic.

I think that is a great piece of info & might save someone a trip, but its not going to be a deal breaker for everyone. There is a buyer for every house- busy roads, stores nearby, so-so schools....its a matter of preference.
The fact is the lower the budget, the more people MAY have to compromise.

We have friends that sold one house in Freeport, to buy another bigger waterfront home. They know the school is bad & the area is "rough", but they don't & won't have kids & they love the water. Their first house in Freeport sold very quickly. I have lots of patients that live in Amity Harbor, they buy there knowing their kids will go to private school.

Patchogue Village rundown? Hardly. I don't know if you've been there lately, but, while it is certainly an area that is older than most, it is well-maintained and has a number of homes that most of the people who post here could not even begin to afford. Yes, there may be one or two that are not as maintained as the rest, but, you find that in virtually all neighborhoods. To make such a blanket about any neighborhood, without actually having been there, is misleading.
