mortgage company wanting copy of purchase contract

Our mortgage company requested a copy of our purchase contract once we enter into it. This seems like a reasonable request to me. The seller's real estate agent told me no one ever wants that - this isn't done.

Our mortgage lender is a reputable bank. We plan to provide them with a copy after we sign it... but is this normal or no?

Thank you so much.

I thought I was going insane. I couldn't imagine whey they would NOT want a copy.

I guess maybe the RE meant b/c we aren't in contract yet. I think the person who called from the mortgage company didn't realize we weren't in contract yet, so maybe the RE thought they were requesting a draft? They want the final.

I'm tired of the seller's agent making me feel like I'm dumb and everyone annoys her.

I just told her when she said that that I explained to the mortage company we weren't in contract yet and I absolutely was giving them a copy of the purchase contract after we sign it.

absolutely! i always furnish the mortgage companies with a copy of the fully executed contracts. what kind of a REA is that to tell you that no one does it. every REA i know does it, its general practice.Chat Icon

The seller's agent also told us that you usually don't get the by-laws and financials for the condo association until closing. I had to remind her that my offer was contingent upon review of the financials and we'd not be going to contract without them.

She faxed both over the same day. I know some don't always give the bylaws before closing, but we wanted to read them and weren't going to contract without them.

She's not mean - she just has this tone about her like everything's effort and I have no idea what I'm doing. I've never done this before, but I'm not an idiot either.

Generally, she's very pleasant, but she's always making me feel like I'm an idiot. Maybe I'm taking it too personally.

lol...i hate to say it, but all REA's talk this way to other REA's. for some reason, they always feel like they have to prove they're smarter than you or something. i dont get it...i find that you catch more flies with honey than you do with vinegar.

with regard to the financials and by laws not being provided until closing...she's definitely smoking something. no attorney will ever let you close WITHOUT going thru the financials first!

usually the agent thats working with the buyers...so in this case that would be you.

the sellers agent and your mortgage company never talk. That's what the attorneys are for. Plus, you are relying way to much on the seller's agent. Once in contract (and before contract) the seller's attorney and your attorney are the ones that discuss the contract, not the seller's agent.

I faxed our contract to our bank as per our banks requirements.

I don't see how I'm relying on her for much. And I didn't say anything about negotiating the contract with her. Chat Icon There is information that I need from her client that I cannot get from anyone else. (bylaws, financials, etc.) I have no idea why the mortgage company called her. They required the contact info for the listing agent.

And I do have a very good attorney, who was the one who told me to ask for the bylaws and financials when I made the offer.

*I* never asked her send the contract - we don't even have one yet. *I* explained that *I* was sending them the contract when it was done. She told me no one asks for the contract.

I should also add - I called her once to make the offer. Any other communication with her was initiated by HER -- so I'm not calling her constantly asking her for things. I asked her once for the bylaws and financials when the offer was made. All other communication with her has been HER asking me for things.

I believe the mortgage company made the mistake of calling her - they shouldn't have. They should have called me. I've called them to clear that up.

Don't get me wrong, if there is something I'm doing wrong, please tell me. I'm really not hounding this woman. Today was the first time I spoke to her all week.

I've done all the paperwork necessary immediately and have done everything I am supposed to. I think the bank made a mistake calling her to begin with when they should have called me.

Should I explain this to the RE and apologize? I'm just confused.

Oh I see what you are saying.

Yes, they've already spoken. The engineer comes tomorrow and Monday the seller's attorney should be getting the contract to my attorney.

I shouldn't have to do any more dealing with the RE, except she wanted me to call her after the inspection.

Is that normal?

The RE agent asked me to call her after the inspection tomorrow. Should I?

I will be speaking to my attorney first thing on Monday. Should I just say nothing about the inspection and tell her to have the seller's agent contact my attorney on Monday?

I think maybe I got the impression that I was supposed to do more with her b/c she's always in contact with me...

If you are buying a condo you are entitled to the offering plan and all amendments PRIOR to signing the contract as you want to make sure you are buying in a sound condo. It is obvious from both of your questions that hte seller's broker HAS NO IDEA WHAT HE/SHE is TALKING ABOUT.

you do NOT have to call the RE agent after the inspection. Once you get the inspection, you contact your attorney, submit the inspection to them and the mortgage company. Once the contracts are signed, the seller's attorney & the seller's will contact the REA, NOT YOU!

She's wants to make sure you get to contract (ie signed contracts) then to closing so she can get her commission. I'm in sales myself. TRUST ME.

Don't call her again. Don't apologize, don't call her after the inspection. She's interested in making sure you sign the contract, that's all. If she calls and gets you on the phone, give her your attorney's number.

You aren't an idiot she is. Like the above poster said don't call her. After the inspection you are going to make a decisiion as to whether you still want to go forward with the condo or not and she wants to make sure you are going forward. I also recommend not calling her back after the inspection. She can call the seller's attorney to find out if you want to move forward with the condo.

i did this and my broker accidentally faxed the bank the riders on my contract. that caused all sorts of problems.
