need realtor advice -longish--

We have an aquaintance that does real estate. we asked her to come and look at my house to sell. she is pushing for us to go short sale b/c she doesn't think we could get what we owe for our house. (She brought all low selling comps to my house, leaving me really dismayed).
We are NOT doing this.

I had another realtor (selling my neighbors house, saw my FSBO sign in my window and stopped by) come an said that she thinks that she could get my amount for the house. This realtor was much more positive. She had higher comps. made me feel better!

I called the aquaintance and told her that this other realtor was going to try to get my amount. she said that she could do that too, but she wasn't going to lie to me. I understand that.

I don't want to "burn bridges" but feel my best option is to go with the second realtor, i just don't know how to say it...

If you can continue making your payments and paying your bills, go with the higher priced listing.

If you think you may end up foreclosing, go with the short sale.

I know about this and i am not going short sale. How do i tell the first realtor that i am using the second one, nicely?

why is she pushing a short sale?

to me that is close to a last resort

I would be honest with her- and tell you are listing the house for the higher price- you don't want to do a short sale

Since the first realtor is a friend, I'd just say that you're more comfortable not mixing business and friendship. My parents were in a very similar situation, as a friend of theirs owns a large real estate agency in their area (and my parents recently listed their house). Their friend completely understood. In fact, the realtor my parents are with have done quite a bit for them -- and their friend admitted that these are services she just couldn't offer.

from what i have been told, there are different types of realtors, ones that want quick money, (Short sales pay 6% commission) others that will stick around to get the seller the best price possible.

So, did she push short sale for quick easy money???

She offered to try to sell it at the higher price, but has a 1% more commission and doesn't have as much exposure as far as i can tell as the second realtor. And, she isn't convincing me.

Also, have you know, if i don't sell in 6 months, i will have to stay where i am until the market gets better.

I am in no rush!

she doesn't sound like someone I would want to work with

pushing a short sale for a high comission- at the expense of MY credit and home

no thanks

I don't think you owe her anything to be honest

My dad is a long time business owner (not real estate) but if there is one thing he has taught me is that it is never a good idea to mix business and friendship. It's not worth it. If it's a small favor, no biggie (i.e. we have lawyer friends that we bounce things off of, but do the real deal on our own), but with an emotional and major business transaction like a house sale, I would go with someone more neutral.

I am a RE agent and I would just tell her the truth.

I do think it's bizarre that she is automatically coming in pushing for a short sale. If I have a seller that is in no rush I always tend to price it a little higher - because you just never know when someone can walk into your house and love it. If they have the time we can always lower the price after a month or two.

Also tell her that her commission is higher then the other agents. Bottom line is - you need to feel 150% confident with who you are working with - and you do want the most exposure that an agent can give.
