Owners of a Ranch- (with no basement) Where is your boiler?

If it is in your house, is the room sheetrocked? Do you have a steel door?

I grew up in a ranch with no basement, it was in the laundry room near the garage the entire room was sheetrocked but I dont remember it having a steel door.

thanks. Unfortunately we don't have a garage either. I'm living a nightmare basically. Our house that was built over 60 years ago was never issued a certificate of occupancy. Chat Icon this never came up when my parents bought the house in the 70's (we own it now) going to refinance and this came up. Inspector came and can't give us CO until we sheetrock the boiler room and get a steel door. Ordering a steel door that we need may take up to a month and our rate expires on 10/3. Oh and PS all this work we are doing for the boiler room we are basically undoing when (and if) we get this loan as we are gutting the place anyway (already paid retainment for architect). My parents owned a ranch with no basement, and our boiler was in a closet that you accessed on the outside of the house. It was behind the garage.

We have a small room that was added onto the back of the house. We can only access it from the back yard.

We are currently in contract for a house like this. The boiler is in a closet in the hallway on the first floor (near the kitchen). The door itself is not steel but the inside of the door has a steel panel on it and the door has a vent.

we live in a split and the bottom part has the boiler room...not the basement. We had a steel sheet attached to the back of the door for the room.

Maybe you can contact the town and ask them if something like that would pass inpection instead of buying a whole new door

The room should have 5/8" type "x" gypsum board (generic name for Sheet Rock). I was always told it needs to have a metal door but my sister recently bought a house and the door is fire rated but not the typical metal bi fold.

It wasnt at first, but after we had a pipe burst incident my parents had it insulated

We lived in this type of house before I bought this one. The burner was in the laundry room, which was right off the family room. It was sheetrocked but did not have a steel door. We moved out in 2005 and did not have a problem with inspection or needing a CO or anything.

If you want it done faster, hire someone.

Also, you might be able to get away with steel plates on the door - that varies w/the inspector. Some who looked at ours said ok, some said we needed steel doors, but we were passed anyway.

We did have to have sheet rock - but ONLY the walls that face living space need to be sheetrocked.

Since you are renovating and the changes are temporary can you either borrow a steel door from someone so your rate doesn't expire or get one on Craigs List? I found them listed under a few categories household and general. Or invite Danielle Steele over and tape her to the boiler room door the day of the inspection.

I know borrowing probably sounds weird but you just need it for the inspection and since you will be renovating you may not need it when you finish.

Good luck when God closes a steel door he always opens a steel window.
