PLEASE tell me my dream house is out there.. we lost the contract
the house was on the market 1 day. we put an offer that night.
a 2nd offer was submitted, we won the bidding war, received signed contracts and just found out a 3 offer came in.
we're out. i am devastated
it was just perfect. it was turn key and had everything we wanted.
we are not going any higher.
please tell me stories of how you lost but found love ( in another house) again
this is the 3rd contact we've been in that didnt go through.

I know the feeling this also happened to us twice and the third one was a charm and we are in it and I look back saying so happy we didn't get those homes. It will happen don't give up

Just keep at it. We have an offer on a house and find out next Thursday if it's going to go to contract or not (we have a cash offer before us). I know I'll be upset if we don't get the house. House hunting is such a long difficult process. It's so hard to find your dream home, but keep looking.
All good things come to those who wait, right?

We lost out on MY dream home & property. Someone put an all cash offer for asking. We could do asking and 60% down, but couldn't match all cash. I was hoping and praying their deal would fall through since we were next in line.... unfortunately, the deal went through.
The house we ended up buying is also our "dream home" but I was not a fan of the property. Its very big (1 acre) but not square, and not flat. its on a big hill. it will take a lot of $ to make it to my liking. This is DH's dream home and property though. So it did all work out for us. Hoping the same happens for you.

We thought we lost our dream home. i saw myself raising DS in this house, growing old, etc.
Nope, didn't go through. Seriously, a couple of weeks went by and a house JUST went on the market. We happen to get lucky and be one of the first to go. The owners were in FL so we spent a lot of time in this house. At first I wasn't sure and thought it was a bit higher than what we wanted to spend.
We were the 1st to put in a bid, did some going back and forth and we GOT IT. Sooo excited! This house was meant to be. We've been here since Sept. It was more, but we got a great deal on a mortgage and sold our home a month later. Meant to be. It's bigger and more beautiful then the home we originally wanted. Soo happy it didn't work out with the 1st

i believe everything happens for a reason... we lost out on houses we thought we loved but turns out the one we eventually ended up with was the best of all for us. it will happen!

i took us 11 houses, seriously, 11 offers
we thought we'd never buy a house, we were beyond stressed...it was ridiculous...there was one house that we were so upset over that we lost it and we actually cried over it...but we got our house in the end and i am so happy  so yes, it will happen for you, try to hang in there

ITA with this, we lost out on a house that we loved by an all cash offer...found the house we're moving to a few months later...turns out the first house was a nightmare of a house and all it had were problems after problems!!!

never mind- I see you didn't want to go higher
not sure why you would get signed contracts- the buyer signns first
if you don't have a buyers agent I suggest you get one ASAP

 we did sign first. we neg back and forth, and then won a bidding war on top of that.. when we reached a mutual price, the seller signed the contract and my REA literally emailed everything to the lawyer ( b/c we heard that a 3rd offer was coming in on the house) and by the next day, she voided the contracts. i guess the offer was higher than ours.
i dont know what they bid and i dont want to over extend myself.
i am sure at this point the seller is within $2-3,000 of her asking price b.c we were close ourselves. the house was def priced to sell and indeed it did sell

1st house, we were bidding. there was a school down the block and we asked if it was closed during summer. they told us yes, which wasn't true ( it was a school for Autistic children open all year round) so we backed out
2nd house, had inspection done and there were so many things wrong, we walked away. I was soooooooooo depressed and sad
3rd house we are now living in and it's the BEST house by far. it's bigger, property is better, nabe is better, it doesn't even compare to the other two. DH and I always talk about how lucky we are the other two didn't work out. good luck to you

I can't even tell you how many houses we lost out on, I lost count. At the time, I wanted to punch anyone in the face who told me "everything happens for a reason". With that being said, we finally found "the house" and we are in love with it. You're dream house is definitely out there

Maybe something will happen with them and they will back out or something will fall through but I would keep looking. There's so much out there and prices are great

It def stinks! I know the feeling. We had an accepted offer on a house that was just perfect for our price range. We proceeded with lawyers, contracts, etc. Fairly quickly, we realized they were bs-ing us. We finally got the call that there was another offer on the house. We REFUSED to up our offer. We knew what we were willing to pay for that house, and we stuck with it. We lost the house and were devastated. Really upset. But, now we're so glad we didn't get that house!
Less than two months later, we were in contract with a house that we loved MUCH more. We even got better interest rates, too.
I learned very quickly that real estate can be cut throat. Keep your emotions out of it the best you can. You will find the house for you, and forget all about the house that you just lost.

once your in contract - other offers shouldn't matter- otherwise what would be the point of being in contract?
at that point inspections are done, mortgage apps are in progress, apprasials are about to be order
it is not common practice

I was hoping you would respond.
What is the point of a contract if the seller can back out at anytime? That would mean a seller can back out up until closing. And if they do, there should be a clause about it in the contract and even money reimbursed to the buyer for inspection, etc....
I believe the contract would only fall apart if one of the requirements to close is not happening. Like you are supposed to close within 30 days, your loan is approved, etc....
I would never sign a contract with a seller who reserve the right to back out of the deal if they get a better offer AFTER they signed the contract. That's nuts!
Unless the attorney did not want to bother and told you to "let it go" to make her/his job easier.

i am in nj.. so it might be different here.
here you sign a contract and you have up until you are out of attorney review to back out..
things might be changing b/c they called us back.. they didnt like how things were going with the other buyer so they opened back up to us.. we are going to take one day at a time.
so we will see! we just might end up getting the house after all!

we had same thing happen. much happier in the house we have now then I would have been there. that house was a dream at the time, but we are where we were meant to be and I love everything about the house we found months later
