Possibly good news - we gave a binder on a house inspections tonight!!!
So we put a offer on a FSBO in our main town that were so desperate to get into, signed the binder agreement last night and inspector is in tonight.
We know it needs a TON of work but I just want to know opinions on one issue that I am not so sure about.
The house is a ranch with 2/4 bedrooms, living room, dining room, kitchen and three bathrooms. When you walk in the old master which was converted to a rented out room has its own bathroom (shower stall style) and then on the other side it has the new master which a wall was torn down (so technically it could be two rooms again) has a shared bathroom to the main house, then the garage which was turned into a loft style room (could be bedroom) has another full bath.
So my question is should i take the front bedroom with the shower stall bathroom and convert that bathroom to a laundry room since we only would have the basement to put washer/dryer in or would this devalue the house incredibly? We figured in 10 years we can dormer and put a real master bedroom/bath upstairs and we still would have two bathrooms on the main floor.

CONGRATULATIONS! I HOPE IT WORKS OUT!!
You say the house has 3 bathrooms, i cannot believe that going from 3 to 2 would devalue the houst at all. three bathrooms to me is overkill (but that's just me... cleaning bathrooms stink!)
i would never have critieria in a house hunt to have 3 bathrooms a must.
JMHO.

I don't think, in this instance that going from 3 to 2 bathrooms will be a negative.

I don't think anyone would miss the third bathroom. If you were going from 2 to 1 then I could see a problem. But I think having a laundry room is more practical.

I never think it's good to lose a bedroom or a bathroom in a house
but I think you should make the house work for you- esp if it's a long term investment -
I think once you dorm and add the master with master bath- it wouldn't matter that you lost a bathroom
