Pre-Construction in Florida

Does anyone know about buying a condo pre-construction? DH and I are looking into properties in Florida and really don't know what areas are booming. I am going to talk to my aunt and uncle tomorrow since they live there and see what they think. We would love to buy a place pre-construction and flip it within a few years.

Any info at all would really help.

Do you have a general idea of where in FL? as in east coast or west coast? central florida?
North florida? Panhandle? South FL...ect?

Maybe Miami or Palm Beach. But we will also look at areas that may be up and coming.

My ILs live in Palm Beach Cty in Boynton Beach. They said a few years ago you could get a good deal on pre-construction, but the prices really ran up the past few years and now most of the developments have stopped building any more. They said a lot of the builders are focusing on areas up north. But I don't know for sure, that's just what ILs told DH & I a few weeks ago.

It might be a little harder to flip for a good profit in S. FL...alot of areas are built already..perhaps look into Naples, I have just heard of two people buying places in pre-con and the prints look amazing.

I am in North Port. It's the southwest florida area.

It's really starting to boom in my area. Actually it's been booming for about 2 years and their is no sign of a halt coming anytime soon. The north port city hall just got finished so a ton of jobs just opened up. Every time I turn around a new shopping center is being built and a new mall is in the works.

Thanks - I will look into both of those areas. We want to do the right thing but it's so hard not knowing the areas down there.

You want to stay away from the southeast coast of Florida. You'd be surprised if you saw how much those places are going for now.

I would stick to Northern Fl and the SouthWest which is booming.

I agree the boca/ft lauderdale/miami area is getting crazy and is getting just about as bad as NY

Golden Acres
Brooksville
Auburndale
Spring Hill
Dunedin
Land o Lakes

to name a few

there are sooooooooo many towns inside of towns you really need to know someone to find out, if you buy in the cities like st pete, sarasota, naples you are more likely going to find very little room for growth and pay more for it too. good luck with your search, it has taken us a year so far to find out exactly and where, believe it or not FL is a risk- without knowing the area and the rules of a deed restricted town you can bomb out.

Flipping condos in S. Florida is at a stand still right now. My good friend is a mortgage guy in Boca.

I went to Land O Lakes HS. That area and just north of it is booming. They have a Sunshine State Highway that was built. Anything along there should be hot.

We will hold onto the property for a few years if we have to. I just want to start buying different properties because I really feel that real estate is where it's at - and where you can really make a big profit.

Naples is super expensive.. so is Sanibel and Captive.

I would stick with the outerskirts and the other little towns around these areas.

Ft. Meyers has BLOWN up.. it's quite impressive how beautifully built up the area has gotten.

We currently live in Boynton Beach and alot of condos/townhouses are gonig up around our community. It is a nice area with so much near by but the prices have gotten very expensive. If you like central florida, the outskirts of Orlando are booming right now with really good prices.

that it has but Virginia and the Carolinas have boomed and are more $$ than FL, just to give you an idea too.
oh and forgot to add I did find out too that the taxes are going up in FL all of it homeowners and flood bigtime b/c of the hurricanes, so that deters some buyers as well or rentals, people are getting nervous with FL, but I still love it!

I know - my parents are looking into the Carolinas. I didn't really think of Virginia. I will definately be doing ALOT of research now and will hopefully find a good buy.

We are going to try and buy some properties in Charlotte. Prices are still low and I am sure it is going to hit a boom.

Clearwater preconstruction on the beach condo are starting at 950,000!!! Just saw one on a florida multiple listing!!! Hows that for expensive!!!

We are also looking into the carolinas. I don't think they are as expensive as Florida is right now. New homes in palm beach county are starting in the mid 300's.

We have been pricing homes in N & S Carolina and you can get a 3 bedroom home still for starting in the 130s.

Yep.. there's expensive areas all over FL (my DH and I own several properties all over) but I was generalizing about the area overall and Naples, Sanibel and Captiva are overall expensive in all parts.
