Prepping new home before moving in
We have some really odd sellers (OCD paranoid etc.) and she does not like letting people into her home. We want to stain the HW's before we actually move in b/c of the smell. How did others work out the timing of moving and setting-up the new home?

Prepping new home before moving in
We were lucky enought to be renting and were no longer under a lease. The landlord didn't care when we moved out, as long as we paid for the time we were there, so we were able to work on the house and stay in our apartment until we were ready to move in.

I think this is exactly what we will probably do. Just wish she was more flexible with letting us in to measure for paint etc.

I know what you mean. Our seller was a crabby biotch. She did wind up letting us come back in at some point, but it was like it was a major deal to her But really, the first couple of day we were cleaning and tearing stuff out, so even if we hadn't measured, etc, it would have worked out. I thought the same thing when I bought my house, but when I sold it I kind of understood. It was emotional to be leaving the house. Also their agent called my agent and asked if their mother from out of town could come see the house I of course agreed , well they showed up with 12 family members. Needless to say I was not happy I didn't appreciate being told it was one person and you bring 12. Just trying to give you a diff perspective!

We closed the day my twins were discharged from the Nicu so we lived at my parents for 3 weeks. My dh and friends painted the ceilings the day we closed and then we had the floors finished the following couple of days.

This. All we did was put hardwood floors in the Master BR, and paint that room. Everything else (really just paint) we did once we were moved in.
I can understand the seller not wanting any work done on her house until it's legally not her's anymore. Until you sit down at that closing table, after all papers are signed and the keys are in your hand I feel like anything can happen.

It has been a struggle from day one. She is insane and her family is just as insane. The neighbors are so happy we are moving in (she has accused the neighbors of digging a tunnel under the street to get to her house...I'm talking "crazy"). The inspection, appraisal etc have all been a "big" deal. I have a baby and time constraints with my other landlord who will want to rent our house out. This all too stressful.

Typically a buyer can not begin work on a house until closing, legally the home is not yours, not insured by you so god forbid anything happens while you are working in the house it could be complicated.
We closed and starting work the next day, painting and doing the floors took a couple weeks and then we moved in.

the home isnt legally yours until you have those keys in hand and all papers are signed.
so she is justified as to not let you do anything or see the house before hand since the house is still hers.

We're in the process of buying a home and also have a newborn. I completely sympathize with you on having to deal with a crazy seller. Everything has been on her terms and she's staying in the house more than 2 weeks past closing!! I'm trying not to lose my mind.
In terms of renovations, I agree with the others that it's better not to do them until you close and have legal possession. You never know what can happen with these nutty sellers.

IMO she's not a nutty seller jsut because she won't let you in. The house is hers until closing.
Just because i was sellign a house I would not want to have people in my house until Me and all my stuff was moved out.

I think she (OP) just meant to go back in for a quick visit to take measurements, etc so she can figure stuff out before moving in, not to do actual work. As far as I've ever experienced, that's a pretty normal request.

It is annoying for the buyer but the seller owns the house until the closing is finalized. Maybe you can take measurements etc. at your final walk through before closing. DH and I stayed in the apartment we were renting for an additional month following closing so we could have our house painted, etc. It worked out well because it gave us time to get our house ready for us to move in without the additional pressure of having to work around all of our boxes and furniture. It also allowed me to clean and set up the kitchen before moving day so once we were in the house we were able to settle in a bit faster.

I do not want to do any work on the house before we close. I just wanted to get in to measure and she is being a pain. I understand it but I guess I'm bitter since she has been soooo unreasonable the entire time.

As a seller, I would not allow a buyer to do any work inside my house prior to closing.
Like I said before - I do not want to do renovations on the house before we close. It is her house I wouldn't even expect that out of her. I just asked how others have done it on a small window of buying/selling/reno etc.

that is totally normal! I read it as you wanting to have the floors done before close. Our seller gave us her number and told us we were welcome to come to measure, she even told is we could start work once she was moved out (but before we closed) we thanked her but didn't bc we were aware of the legal ramifications should anything go wrong.

I believe our contract of sale actually says we are allowed access to the house 2-3 times between contract and close in order to do measurements. Maybe check with your lawyer if this is the case for you too??
