Question about 2nd floor in Capes (Heat/Cool)
We've been looking at a lot of capes recently as those seem to be the homes in our budget. My father mentioned something the other day.
He said that the upstairs (its usually 2 bedrooms and a bathroom) will be colder in the winter and hotter in the summer.
He said that is due to the fact that there is no attic, so there is no "buffer" between the room and the elements.
He said that it could be mitigated by extra heat in the winter and extra AC in the summer....but that would increase the cost of heating/electricity (for AC) compared to a normal house.
Have you all noticed this? Is it cold in the winter and hot in the summer?
Does your extra heating/cooling drive up the cost ?

I live in a levit cape, and yes, in the summer it is wayyyyy hotter upstairs. The winter, I don't find it being that much colder. When we moved in we redid the upstairs and added some insulation, so that might be why.

I grew up living in an upstairs bedroom in a cape & yes, the summer was HOT but I was at school most of the day anyway. It was slightly colder upstairs than downstairs in the winter but not as big a difference as the heat in the summer was.

I have a cape and the winters are fine but I like a cooler house. The summers are crazy hot so yes you will need AC. The upstairs in a cape is an attic that was turned into living space.

we always had air conditioning units in the window or an attic fan for the summer. Yes its warmer on the second floor - never noticed it being cooler though since warm air rises.

yes - the second floor in the summer was much warmer. we have central air, but we also got ceiling fans which made a big difference. i didn't find the winters to be much colder on the second floor though.

I notice its realllyy hot in the summers and a little bit cooler in the winters. I was told we could always get an attic fan that would help with the heat, but we never got one.

Any house will be hotter on the 2nd floor, since heat rises. I have a colonial, but the attic roof is uninsulated, and the floor of the attic is insulated, so it's essentially the same thermal layout as a cape. Heat rises, so even in winter, the 2nd floor will be warmer than the 1st, assuming you have the proper insulation in the roof.

Yes and Yes - Not a problem in the winter b/c we keep the house cool anyway - in the spring/summer the AC runs full blast - but it runs like that throughout my whole house ..........

Yes!!, we live in an extended front dormered ranch and my dad actually installed an exhaust fan in the crawl space attic...once it hits 75 degrees the fan comes on and blows out the hot air, Wow what a difference it makes...before that we were dying and it took forever to cool the room with the AC.

wow, this is interesting! I may have to FM you in the future for pics of how the fan is placed so that I can have it done by a contractor since it looks like we might end up in a cape as they are the majority type of house in the neighborhood we'd like to live in.

Our house use to be a Levitt cape - And it was extremely hot upstairs all the time but that was only because the second zone was broken and wouldnt shut off. Now with our Colonial it depends on the room upstairs. My daughters room is nice and warm with the Forced hot air but our room is cooler - we have higher cielings. In the summer the central air cools off the whole house.
