Question about closing....
For all of you out there who own a home, how long did it take for the sellers to get out of the house after closing? I thought it had to be right away unless they paid you rent, but a lot of people told me that they have up to 3 days to move out. Did the sellers use these 3 days in your situations, or if you sold a home, did you stay for a few days after closing? I am just trying to estimate when I will be moving!

We had a clause in our original contract that said that the sellers had 5 days to vacate. I was uncomfortable with that, so I asked ot change it to 3 days. It was settled as 4 days.
The sellers ended up vacating the house 6 hours after the closing.

Our sellers were out before we even saw the house.
Our friends who closed the same week as us had the sellers in their home for a week after they closed.

a standard real estate sales contract gives the seller 5 days to vacate after closing. in my experience, i've only seen that happen once or twice. usually the sellers are out even before closing.

Unless specified in the contract, my understanding is that the house should be totally cleared out and ready for you to take posession on the day of closing.

This is my understanding.
I want the house empty and broomswept for the walkthrough, so I expect them to be out before closing.

We took possesion of the house that evening. They gave us the keys at closing but the moving took longer than they thought. Not a problem though. The sellers very nicely took us around and introduced us to the neighbors while we were waiting for them to finish up.

you are absolutely right...however, a standard contract has 5 days automatically written into it. so unless you say something to your attorney about removing or adjusting it, then its there.
