Just a piece of advice...if you ask her to leave and she doesn't do so after the first month and stops paying you rent, start the eviction process immediately. It is so much easier and faster if you do it immediately after 30 days of non-payment. The days where the tenant stays for months without paying rent are over.

I live in apartment complex. My rent had gone up each year by at least 50$

rent increase?

I rent and our last tenant, who was a nightmare, we never raised. I tried to raise her once and she never paid the increase. I was like WTF, people amaze me. I eventually kicked her out and now I had the rent increased $300 which is still cheap for the area. I plan on increasing $25 after the first year.

I am a landlord. I have yet to raise a tenant's rent.

But I guess $25/month annually is fair. I personally wouldn't do it every year if they are good tenants. Maybe $25/month every two to three years is something I would consider.

I use to rent. I very rarely ever got a rent increase. Granted some leases where 2 years but I def. Didn't get an increase after a year. But I will say we were good tenants. I never complained and paid rent on time all the time. We rented houses so I had to pay rent plus all utilities.
I will be honest if I got rent increase after a year I would be annoyed and would probably look for a new place.



The first apt I lived in was for 3 years and rent never increased. 2nd complex was for 6 years and we only received an increase the last 3 years.

We rented a townhouse in CA for 3 years through a person who owned it. Every year the rent went up $100 at least.

You did not clarify.... Is this apartment legal?

Because she can cause you a lot of issues if it's not. I don't really have any advice, other than to try and calm her down. She sounds crazy and those are the ones to worry about.

I rent an apt out. I had a couple there for 5 years, never raised the rent. They were good and it was easy. I wanted them to stay.
They moved out and I found a new tenant. I did not raise the rent, but I did stop including cable. So, I did sort of raise the rent. Again they are good and don't ask for anything. They have been in the apt a year and told me that they plan to stay at least another 2 years. I probably won't raise the rent. But when they leave and I re rent, the rent will be increasing. Many, many people have told me that I undercharge for the apartment already. They have a private yard and I allow a pet. I would rather have a tenant stay 5 years at the same rent than have to re rent yearly.
