Share your disaster story!!!
OK, everyone says that within the first year of buying a home, something major needs to be repaired or replaced.
Share your stories if you have any for any of us just getting into it.

Re: Share your disaster story!!!
make sure you know if you have a gas or electric dryer and if it ever craps out on you, check the vent on the outside before you rush off buying a brand new dryer.
That's our biggest disaster so far. We've only been here a month and a half.

Re: Share your disaster story!!!
We "hired" my dad to redo the kitchen in our rental apartment. After the new floor was down, cabinets in and the walls freshly painted, I water pipe broke in the wall and we had to take everything down and out. This caused a flood in the basement that went into the newly remodeled bathroom and messed up that floor.
So We started from scratch again!!!

Re: Share your disaster story!!!
Our story isn't too bad!
We bought our co-op from an elderly woman who needed to move out because of health reasons. She had not been living in it for at least 6 months to a year prior to us moving in.
Her daughter and SIL were the ones who were actually selling the place and the place was dirty when we moved in and they left a lot of junk.
BUT...they left weird food in jars in the refrigerator It had to have been there for at least a year. The food was so rancid it made the fridge smell soooooooooo bad that we had to replace the fridge! We could not get the smell out of the fridge for the life of us!

Re: Share your disaster story!!!
*knock on wood* Any work we've done on the house (was a year on 6/13) has been of our own volition.
We really lucked out with a solid, old'ish (built in 1952) house.
(That said, the IGS was the bane of my husband's existence for months. We bought an estate sale and the system was never winterized...while we had a mild winter, we had a ot of ice and the system had leak after leak. He finally hung up his piping and hired someone to fix the mess. But IGS is somewhat of a "luxury" - we saw maybe 3 houses that had IGS in the 180 that we looked at when searching for a house - so I don't really consider it a "disaster"...my husband, otoh, might disagree )

Re: Share your disaster story!!!
I bought another house about 7 years ago, and after two weeks the piping for the cesspool broke. Yes, you got it right.....poop everywhere in my back yard. Wasn't to bad to fix though, only $500 to replace the piping with PVC piping.
Otherwise with this house, it's just been a lot of cleaning and remodeling that we wanted to do. The worst part about this house was trying to rip up carpet that was glued to the cement slab. It was also full of pee and poop stains and smelled really bad. But that is gone now and the house doesn't smell anymore.

Re: Share your disaster story!!!
umm... i have a few...
we had a pipe burst upstairs, and caused a flood... that was expensive...
our washing machine started flooding... turns out a pipe rotted through and we had to re do a huge amount of pipes in the basement more $$$
Then there was the issue with the cesspool (which supposably was only a few years old) needing to be pumped, but they couldnt find it, so our backyard now has a million holes in it
The filter on the pool went
The washing machine started leaving gross specs on all of our clothes
There is mold under the toilet bowl because the previous owners never sealed the toilet correctly
a piece of brand new siding fell off the top of the house
DH tried to re-seed our lawn, which resulted in a lawn full of crab grass
i think there is more, but i might have blocked them out...

Re: Share your disaster story!!!
Okay, so far we had a small flood in the basement (due to clogged gutters--moral, check your gutters soon after buying!).
Our power line came down before we were living in the house. LIPA informed us that the connection was not up to currect standards, so we had to hire a new electrician to reattach the line and install a new meter within one week. This happened the same week we were supposed to move, so it got stressful. Later I learned that LIPA probably wouldn't have checked back in a week, in fact it's almost 3 weeks now, and they haven't checked the work still. We also upgraded our amps while we were at it.
We also had some problems with the job the floor people we hired did, though they did come back and correct it mostly. I don't think you can call this a disaster.
We closed on June 27th. This all happened by early August.

Re: Share your disaster story!!!
We were having a big out door party with about 60 people. And of course everyone needs to use your bathroom. Well this was the day the cesspool decided to "fill up". So what started to happen? Whenever someone would flush the toilet it would come out the side of the house instead!
I needed to make an announcement that all the boys needed to go behind the shed and only girls could use the bathroom. But NO ONE was allowed to flush!

Re: Share your disaster story!!!
We moved in a month after we closed because we wanted to paint before we moved int he furniture. When we opened the door on moving day, the floors were covered in water. The boiler broke. We had to put in a new boiler and hot water heater. We spent the first night with lots of blankets on!

Oh no, what a nightmare!!
Where do I start with my house disasters?
1. Basement was flooding when it rained, like inches on the floor. It ruined some of our stuff. Turns out some pipe was unsealed and was dripping water from the outside. 2. The washing machine was leaving our clothes soaking wet, leaving them and the washing machine stinking of mildew. Turns out it wasn't spinning. Had to buy a new washing machine.
3. Gutters were all clogged and started falling off the house. $150 to repair.
4. Electrical wiring on the porch was unprofessionally installed. Wires and extension cords were hanging all over the place. We had to disconnect it pending repair, so we have no power in some spots in the porch and den.
5. When it rained, water started dripping down the wall by this one window in the den. Turns out the prior owner (old woman) had the storm window open on the top. It wasn't hard to fix, but it took us a while to figure it out and there is damage to the wall that needs repairing. how she lived with it like that and didn't repair it, I'll never know.
6. The ceiling was getting wet in spots when it rained! We freaked out thinking the roof was bad. It's not that old though, and thankfully, it was not that. Something just needed to be resealed up there. $600 to repair.

Re: Share your disaster story!!!
Not in the house we are in now but when we bought a condo a few years ago we weren't getting any heat upstairs. Couldn't figure out why and had someone come and look.....it turns out that the heating ducts has slipped in the walls and there was no heat going up stairs. We had to cut into the walls and fix the ducts; then we had to replaster and paint. Needless to say we sold that place a few months later!

Re: Share your disaster story!!!
the biggest for us was after we closed and started do renovations...we found out the house was infested with FLEAS. We bombed it 3x and then when that didn't work we needed to hire exterminators to saturate the entire house before we could do a thing

**knock on wood** tomorrow it will be one year that we are living in our home and nothing has broke, needed repair, NADA!!!
The house was also completely renovated from the previous owners, prior to putting the house on the market, so I wasn't expecting any catastrophe's

Re: Share your disaster story!!!
You're scaring me.
This thread is why we made damn sure that we're going to closing with a five figure bank balance leftover. We don't want to be worrying about nitty gritty costs when the time comes, because we know it's totally possible to be hit with these disasters!

Re: Share your disaster story!!!
We moved in the beginning of April. The lady we bought the house from was elderly and hadn't taken care of the house for a while, so we knew that there would be issues and I made sure that we had money in the bank to deal with it....
The central AC went in the beginning of August and, unfortunately, we were so busy with work that we didn't have time to get quotes for replacing until last week!
My dishwasher doesn't clean dishes! hmmm....
We had the gutter issue as well, but that was fine as soon as we bought a ladder (getting that home was the hard part - it had to be a tall ladder - and we own a civic and a prius) and cleaned them out.
Both sinks (kitchen and bathroom) were leaking and had to be fixed.
We'll have to see what happens next! I'm glad my husband and I are handy (as is my father in law and he's on call if we are stumped).
Good luck!

I had only updated electric in the kitchen....so we had big orange extension cords running from every room in the house to the kitchen.

Re: Share your disaster story!!!
We've been in our house 2 years and let me start out by saying, the previous owners had totally updated and renovated the house, so we thought we were going into an entirely move in condition house.
two months after moving in - flood in the basement
a month later - flood in the laudry room (burst pipe)
garage door broke
we have an expanded ranch, and an extention on the back, so we have a total of 4 roofs on the house, we had to replace 2 of the roofs, in addition to the rotting wood they found on the support beams, so we had to replace those as well.
4 more floods in the basement... I should add we have a beautiful finished carpeted basement. (could be more, I lost track) - Therefore, we put in a french drain and a sump pump let's just say:
Needed to replace hot water heater (yet more water in the basement)
Last week, AC/Heating unit leaking water
It's never ending in my house

Re: Share your disaster story!!!
I dont really have any too bad. We did move in the day of that huge blackout in 2003. We were literally in the house for 2 hours and all the power went. Thank God we quickly found out it was not just us bc we looked at each other in horror when the AC first shut off.
The old owner did come back one day and say he thinks he left a gun hidden in the basement but is not sure where. He was an old guy with a hip replacement so we couldnt even drag him downstairs so search. We have found a bunch of hiding places in this house already so I have no idea if it's still here --- not like we didn't look but we can't find it. I still worry...

Re: Share your disaster story!!!
Well, we thought the smell would go away once the people moved their stuff out and we cleaned. No suck luck. Apparently they had boxes of mothballs iin every closet that had been there forever. It had seeped into everything, and it was STRONG.
Plus, the wallpaper was directly on the sheetrock...so we would up gutting the whole house unexpectedly
