Re: so I was just in Palm Beach County Florida
My parents live in Boynton Beach. I would move to Florida in a heartbeat but DH and I are both teachers. I told DH I dont care about the salaries I want to move there next summer.

Re: so I was just in Palm Beach County Florida
My DH's whole family lives in PB. We bought & sold three investment properties there a couple of years ago & did well. For a while I was wishing we kept them & rented them, but now things are falling apart fast down there. My BIL owns a big business & moved his family to wellington 2 years ago, the new house is huge & nice. The community is gated & has a clubhouse, private gas station, salon, food market. My BIL was able to take 80k out at closing, he thought that was fantastic till his proprety taxes got reassesed, it was done by figuring out the last house like his to be sold in the community. It was sold for 200k more so his property taxes in Florida are 12k & his monthly maintaince is 1200. Not what he bargained for. So far there are 4 homes on his block for sale for 6 months-both asking 200k LESS than what he was told they sold for, there are many rentals now-people that couldn't sell but didn't want to stay in Florida. My other BIL lives in Boyton & works in Ft Lauderdale, there they have tons of contrustion that was started & left incomplete, in his complex alot of the Canadians that live there in the winter are tring to sell because their apartments got messed up in the hurricaines & they don't want to go through it anymore. I had about 6 families in my practice relocate to wellington, boca, west palm last year. 1/2 of them are back or on their way somewhere else. That part of Florida is taking a BIG hit right now. and the average person cannot make a decent living there yet for two years the home values & property taxes(in the areas most people would choose) were just as bad as here.

I don't know if this is true for all of Florida or only Palm Beach-
but 2% of your purchase price is your porperty tax
so if you buy a $400K home- your taxes are $8K
but this is a new law- so people who bought 15 years ago are still paying reasonable amounts like $2K
but if they were to sell there house that went up in value alot and buy a cheaper one- they would be paying more in taxes and there month payment would actually be higher
it's going to be interesting to see what happens- alot of the good jobs down there are with builders- so this slow down could casuse a huge problem
That is true for all of Florida I believe my friend just bought a house in Delray and her taxes are the same as her parents who bought a 4 bedroom 3 car garage house over 12 years ago. Her parents have a huge house and an empty nest and it isn't worth it to sell right now even though they can make $400,000 on there house...to buy another house would cost them more in taxes.

Re: so I was just in Palm Beach County Florida
It's not all of FL.
We are in Sarasota County which is on the SouthWEST part of FL. Sarasota county is sky rocketing. Jobs are well. I feel like I am underpaid but thats my own feelings becaus of the BS I put up with. My DH is actually switching careers and is more then doubling his salary. We are very lucky for that. North Port alone is the fastest growing town. The City of North Port occupies 103 square miles of southeast Sarasota County midway between the cities of Sarasota and Fort Myers, near the Gulf of Mexico. North Port is one of the largest Florida cities in land area but is only 10 percent populated - plenty of room for growth!
Since 1980, North Port's population has grown 120%, making it one of the fastest growing cities in Florida and insuring businesses plenty of workers and consumers, now and in the future. The following is the history of population growth in North Port:
YEAR POPULATION 1960 178 (US Census) 1970 2,244 (US Census) 1980 6,205 (US Census) 1990 11,973* 1993 13,591* 1994 14,282* 1995 15,161* 1996 15,905* 1997 16,708* 1998 17,672* 1999 18,749* 2000 22,797 (US Census) 2001 25,234* 2002 27,448* 2003 31,352* 2004 35,721* 2005 40,100
North Port offers some of the lowest development fees in the state and some of the lowest property taxes in the Southwest Florida region.
Over the years North Port has consistently had a healthy and growing economy with the unemployment rate remaining below 5% annually.
Residential building permits increased from an average 30 per month in 1993 to 36 per month in 1994, a 20% increase and a sure sign of continued growth and prosperity.
I am not trying to sell the little town I live but these are the facts. It's not all of FL that may suffer or have it's rough spots. Our little town is really growing and many builders are making easy for first time home owners.

Re: so I was just in Palm Beach County Florida
My father owns about 40 houses in Florida for investments....the market has definitely slowed, they are saying it should pick up in 2007. Luckily we have all of our units rented. The taxes are the same as here....the insurance is a lot higher than NY and the HOA fees for all of our places are insane!

This is why DH & I decided not to move down there. We talked with ppl who live down there and realized that FL is no longer the bargain it once was.

Re: so I was just in Palm Beach County Florida
My sister has lived there for over 10 years and her husband even longer. His family are "snow birds" there and my mother moved there 2 yrs ago when my sister had her baby.
They all live in PB Wellington & West Palm Area.
My sister has bought and sold a few homes, her last was on the intercostal. She bought for like $225k fixed it up and sold it 4 yrs later for over 600k!!
Her current home is on a golf course on a huge lake/canal w/ club house, pool etc. & is beautiful they bought for like $575k and it's worth about $700k now.
As far as I know she's still on the 2% tax plan as well as my mother (she has a condo). What's expensive it there insurance she pays like $5k a year . Also all those town rules, no green garbage cans, no parking on the street, etc. There a pith she has had so many problems w/ them.
Also a big pull for people to move is that there's no state tax so a lateral salary move from NY would still get you more $ in each check. We would never move, DH hates the heat, I cant do summers there way too hot 4 me and he wouldn't even come close to making his salary there.

Re: so I was just in Palm Beach County Florida
I can certainly believe it. My husband and I lived in Palm Beach Gardens 3 years ago on the corner of Military Trail and PGA blvd and even then, it seemed the houses were kinda high. I know exactly where your dad lives. We used to go to the Jupiter beach all the time....it was only a 5 min drive. and those homes on A1A are sick....so beautiful, but sooooo expensive. Sometimes I wish I was still living there.....

Yep, we lived right next door to the Embassy Suites Hotel and Abbey Road Grill, which was an awesome bar/restaurant. We would walk over for drinks and stumble home to our apt. I wanna go back !!!!!!

Re: so I was just in Palm Beach County Florida
My Inlaws live in Port St Lucie. They sold their house in Smithtown and moved to a 55+ community about six years ago. They love it. DH and I always talk about moving to Florida, but my job pretty much requires that I work in a city where there are large public companies. I've looked around, and I could get a comparable salary, but I'd need to be by Boca or West Palm. We wouldn't be all that close to my inlaws (maybe that's good ), but when if/when we have kids, I'd like to have our family closer.
But for now, we both have good jobs here, so nothing is really pushing us to leave LI.
