why would anyone consider paying619k for this when you could pay
499k for this
or

do people even look at at what other homes are listed & selling for?

I really don't think they do look! Perfect example: my parents sold their house recently in Levittown for $395K. My parents house was in excellent condition & just need some updating in terms of painting & what not. It was dormered & expanded, so perfect for a family. Right as my parents went to closing, the house behind them went on the market. They put their house up for $489K Chat Icon The house has no dormer & a minimal expansion!!!

WOW $489k for 1 bathroom....in levittown. Are they crazy? I have a 3br 1 bth in levittown, but a cape. I could never imagine asking that much for our house. That Ranch is $80k over priced.

As for the house in Lynbrook.....I would say they are over priced buy $120k and that is probably why the house isnt selling. The market today, doesnt call for houses at that price, especially on a 40X100 plot of land....Way too expensive.

My parents had a 12 room house in lynbrook that needed some updating. They sold their house in the summer of 05 for $499k, which was asking price. It was Valley Stream Schools too.

My parents next door neighbor is selling his 7 room ranch with no basement for $499k. It has been on the market for over a year. The kitchen is outdated. It is wayyyyy over priced.

People need to realize that the market isnt like what it used to be. Also some real estate agents will tell their clients that their houses are worth way much more because they want them to become clients. Usually the houses go down in price with in 2 weeks.....

Its crazy.

I used to feel bad for people like that, who foolishly thought their house was worth so much more than the market called for.

But I don't really, anymore. I know a lot of people act out of desperation but the information is there. Between MLS and your RE agent, you should be able to put a realistic asking price there.

This is the area that I used to live in in Lynbrook.
The Yorkshires. It is a very nice area. Half goes to Lynbrook Schools and Half goes to Valley Stream Buck, And South.

Would you ever consider moving if you found a gem on there? I probably wouldn't bother torturing myself, once we bought a house.

I guess my fear is finding something better than we wind up buying and not being able to do anything about it.

Definitely, I see that a lot in my neighborhood. We all have capes, some with expansions, and some people are asking a lot more money for homes than we paid (they are a bit more updated but, we did some updates ourselves and didn't spend nearly the difference for what they are asking).

The $619k house has a plus in the fact that the taxes are a good deal lower than the other two homes though so the seller might feel that they can get more money for it.

Tricia- I had this fear too - would I have total buyer's remorse? And the truth is, you can't let that worry you because you never know what else is out there -but once you find a place it will be yours, and you won't be looking at everything out there anymore.

I still sometimes ask myself if we made the right decision- as three and a half months after closing we are still not living in the house!

See, that's why I would stop looking too. I fully expect to be happy with what we have, considering that we're renting a small place right now.

As for you, it may be a few months, but you'll probably forget alllll about the wait once you're in your new and fresh home! Chat Icon

Nope. I love my house. It is perfect for us right now. We thought about it in the future. It is one option. We only have a 3 bedroom 1 bath cape right now. If we do a full dormer we will be able to make it 4 to 5 bedrooms, 2 to 3 baths, but we wouldnt gain living space....So in the future we may sell who knows. I would love a Center Hall Colonial or a Split with a finished Basement.....

I just look now because I like too

I grew up in NHP and my parents still live there so I will take a look on MLS for you - please FM me if you have any questions about certain houses! I will tell you that I saw quite a few houses in NHP that were OVER PRICED for the area, i.e. over $700,000. I will tell you to be careful if you are looking at houses near the railroad track because they may be affectec by the LIRR expansion project.

right- but that should be reflected in the price- you should not be asking top dollar for something that needs to be gutted - even if it works- in this market- if you want to sell

You also have to remember that ultimately, the seller is the one who sets the price. The REA can tell the seller what he or she thinks is a reasonable asking price, but many people believe their house is worth a lot more than it actually is, and more often than not that is why you see these crazy asking prices.

My sister lives in Lynbrook and LOVES it - she is so happy there!

I've seen both 499 houses (exterior only) and the first one is on a fantastic street - tree lined, kids playing outside, etc. The second one (the victorian) is gorgeous and HUGE -but unfortunately is on a tough street. It's between two busy streets and there is an auto garage or something pretty much next to it. That house used to be in the high 500's and has been on the market for a while.

I realize this about kitchens but Im talking about older appliances and those formica/oak edge cabinets in a house for $625K. Not in a super exclusive location either. Crazy!

Yes, the seller sets the price but I think some RE agents let some people think they can get a higher price than they can. But it is so true about getting emotional about your house. I know we look at our house and see all the work we did and think it has to be worth something - value added things - but bottom line is granite countertops or CAC doesnt automatically guarantee you a return on your investment when the market is taking a downturn.
