Spinoff to my own Square footage post

what exactly is included when a listing includes square footage?

or rather, what is NOT included?

I am again, clueless. I think I may change my SN. or at least my avatar LOL

I dont think basements or garages can be considered living space even though some people make them in to living spaces

I believe its the living space. Our house was listed at 2700 sq. ft. because the basement is not finished and neither is the attic.

you said habitable living space in your first post, so I assumed you want finished basements or attics that are used as living space included. Our homeowners insurance included the basement in our sq footage too.

no I did.

this is in conjuction with, not in lieu of, that post. now I am asking what the realtors include when THEY list the square footage, not what owners include after their renovations, upgrades.

Usually an apraiser or realtor will list total square footage minus basements and garage.

Our house was listed and appraised at 1750SF, but when you add up the rooms and don't count hallways, closets and other non-living space it's closer to 1400SF

I know for us the basement and attic were not included in the listing because they are not included in the heating / cooling system so not considered livable space.

My guess is that if we finished the basement and attic and put the house on the market that we would include those areas in the square footage of our listing. We are no where near doing any of that though so I am not certain.

ETA: It's not just the heating and cooling thing, they also are just cement walls with insulation showing, unfinished floors, etc.

It could be different in NY, but the MLS listings in CT do not include the basement when listing the square footage. If there is a finished basement, the additional square footage is typically stated in the description area on the listing.

From an appraisal perspective, its above grade (above ground) square footage. I generally measure the perimeter of the house to get an estimate.

Also, the second floor of capes (unless they've been dormered) only get half credit because of the sloped ceilings.

yes, though not technically "living space", they are included in the GLA (gross living area).
