Started my house search yesterday...
And wow, I forgot how tough this is...saw some decent buys but nothing that wanted me to hang up the "Welcome Home" sign

All over...under $250,000 (which is a tough find). I'm sort of concentrating right now on Mastic/Shirley/Yaphank and moving my way West.

How many bedrooms are you looking for? You may see better options with condos/co-ops.
2057339 in Woodgate village (Holbrook) is a 2-bed in your range.

There are some really nice 3 bedrooms for sale for that price range in Patchogue.

ugggh I agree....it is a pain! We've been looking since January and let me tell you there is a bunch of crapola out there and people still ask way to much for it!
Although I must admit there is a HUGE drop in price over the last few months. You should definiltely be able to find something in that range in those locations!

I've been looking into them as well, but with the potential of extending my family down the road (looong-loooong way down the road), I don't want to corner myself into small surroundings.

I just looked. I figured Patchogue was out because of the price, but you are right I just don't know if I can sell John on the idea of living in the same town as STBX..

Have you considered Ridge, just a little north of Shirley and Yapank?
I live in the Lake Panamoka area of Ridge, we have a clean private lake with three beaches, lifeguards & clubhouse. Its a great, safe family neighborhood with lots of kids & hardworking people. Its the Longwood school district which is average, has excellent sports, music & special ed.
There are a couple of really cute homes for sale in your range now. Ranch could be nice A little high, maybe they'd take less really nice house

Here's a cute one in Mastic it is in the Manor Park area. Good Schools, South Manor. It is a little higher than your budget but you could go in with a low offer. It has a low MLS# so it must be on the market for awhile. Good luck with your search!

Sharon- Please check out Patchogue, even better Medford!! We could be neighbors again. There are a bunch of homes for sale by me. One I know is a foreclosure because my cousin checked it out. It is one block away from me. Emily would love it!

Look at locations that include good school districts -- this is the most important factor for you to consider.
MLSLI.COM offers some good options in these school districts:
- Miller Place - Mount Sinai - Rocky Point - Middle Country - Comsewogue - Three Village - Smithtown
That said, in Coram there is a condo community Brentonwoods that is great and offers 3 bedroom units in the Middle Country Central School District.

I don't think you'll find any Miller Place, Mount Sinai, Three Village, or Smithtown with 3 bedrooms for $250,000.
I agree. I don't think you will find much at all,or any, under $250,000 in those areas. And if you do, they will need to be completely gutted.

Same for Smithtown - there are homes in the older section of Saint James that can go low.
In this market there are also many short sales available. It just takes some digging and patience.

If you can find a 3-bedroom house in St. James for under $250,000 that doesn't need to be gutted, please send me a link! We've been searching for over 6 months, with a higher price range, and I haven't seen anything under $300,000 in those areas that doesn't need to be gutted, or isn't on a major road.
There are some cabins in Rocky Point and Sound Beach that might be in that range.
