I am not an expert on this stuff, but I've heard inspectors say you can run out of hot water more quickly if you don't have a separate hot water heater, or at least a storage tank. I am sure someone knows more and can confirm and elaborate...

We rented a house with a tankless water heater before we bought our current house. The landlord loved it. He got lots of rebates to install and tax credits too. In concept, yes you can run out of hot water more quickly, but we never in two years actually ran out of hot water. However, I can see a situation where it might be an issue, if you try try to run the dishwasher, hot water cycle on the washer and/or take a shower at once.

We switched over from a 40-gallon tank hot water heater to a tankless hot water heater in 2007. Besides installing CAC, it was one of our best investments. It cost about $1400 for the unit and installation, but the cost to operate over time is very minimal.

It heats water on demand, so there is no energy wasted keeping a 40-gallon tank of water hot for when it's needed. And it will never run out of hot water, no matter how many showers, dishwasher, washing machines are run, etc. With a tank heater, once that 40-gallons is used up, you run out of hot water and then the tank needs to fill up and get heated again.

We have a unit that is run on gas, but has an electric ignition. So while we had no power for a week after Sandy, we weren't able to get hot water. But we have a battery pack with an A/C converter, so we were able to plug the tankless water heater into that, and that got it going and then it was run on gas. So really, no issue there.

The only downside is that when the water hasn't been run in the house for a while (like overnight when you get up in the morning to shower), the hot water may take a minute to get going....

we are in the process of installing one now-we are getting a storage tank on the side just in case so that's always an option if you're concerned. They are also very efficient.

We have a tankless water heater and often run out of hot water. Even though it's only a little over a year old, I want to replace it with something else at some point.
