Mr Pill --- I hope this all works out. I don't want to be a spoil-sport, but .... I sold my co-op 3 -- yes 3!! -- times. The first buyer was pre-approved for his mortgage but then couldn't get approved. The second buyer had all her paperwork in order, plenty of $$, but...I guess the board just did not like her!! She was turned down one month after her interview, the day AFTER I had given away all of my furniture to Goodwill.

The third buyer - one year later, and 50% higher in price - was the one that worked. So I am just hoping YOUR buyer is approved by your board and has all the paperwork in order. Just a heads-up, make sure your buyer has everything clear and completed for the board... Unless your buyer has already been approved in which case congrats!!!




The buyer was brought to me by a real estate agent that is actually in very good with the board. She won't have any board issues... and the RE agent claims up and down the buyer is plenty qualified and won't have any board issues. I am more worried about buyers remorse than anything else.

But I am well aware of what goes on with stuff like this. I already sold one co-op a few years ago.

I also believe I am setting a new market trend with the sale of my co-op... since I am getting a very good price for it.

So as far as I am concerned... its in the co-ops best interest to approve my buyer anyways. LOL Especially when it comes time to them to present comps to future buyers.
