The house owner called me back

Well I just got a call from the home owner and they said if we could do $392,500 then they will take that. He said the house is costing him so much money, and they really need to sell it. So now I have to talk to Danielle. I should say we will do it for $388k and see what he would say...I had a feeling they would call back.

this is definately a tough one Chat Icon honestly, its soo hard, but you have to try not to get caught up. There were reasons you didnt want it, and 'that feeling' that you had- well, there was something behind it, ya know? i would definately try to look at it objectively, b/c really, the only difference in that price boils down to $30 +/- a month.. i dont know if thats worth overlooking your 'feelings' for Chat Icon

on the other hand, if you ARE going to re-offer, i would tell the seller that "we really scrutinized the numbers and we really dont think we can go over 388k" and see what they say Chat Icon

ETS- and i dont think that would be an Insult- its business, and you cant really put his feelings over your priorities

I think he would be insulted, IMO. I don't think he plans on taking less than the $392,500 unless he sees that it won't sell for some time. Who knows though, real estate is crazy and I could very well be wrong. Good luck with it!

He said if we werent interested he was going to re list it for $419k with another real estate agent....So he can get his $400k after the real estates commission.

then go for the $392,500. I know it's not EXACTLY what you wanted, but you can either remodel and make it what you want or resell in a few years

what is it thats making you feel like you dont like it?
Can those things logically (money wise/ structure wise) be changed in the next couple of years?
if another house in the same area, same price range came onto the market, and had those significant differences, would you feel buyers remorse for having gotten this house?

... those were just a few things i could think of Chat Icon its definately a tough situation Chat Icon

You can always call him back and meet in the middle of your two offers for $390,000 and tell him you'll go to contract right away with an inspection done within 2 days to show him that you're really serious.

Sometimes they just need to see that you're willing to move on it especially if he wants to get rid of the house.

Try for $390 Chat Icon It seems to me like you guys really like the house and the location, you are just stuck with the dining room... you said this house has a basement, right? You can always use the extra money you are saving (since you were originally going to offer $400K) to re-do the basement into an area to entertain your families.. just a thoughChat Icon

We would need to dormer the front and rear of the house. Do you know what a Dutch Colonial looks like? Let me see if I can find one that looks like the house and I will show you.

So see the front of the house on top where the front windows end?? That is the same on the back, The only way to extend the house is to make the top the same length as the bottom of the house in the front and the back. We really dont want to build out back any more because then we will lose the yard.

Don't settle. If you are going to put every penny you have into a house you are not REALLY in love or happy with its not worth it - If you had the extra money after buying it to fix it up and make it exactly what you want then I would say go for it 100% BUT since that really is not an option for you right now I wouldn't do it.

It also seems like they are playing games with you a little. Once you call and say you are not interested they call back and say they will take less... but in the same breath say if you don't take it they will relist for more with a different RE company??? What makes them so sure they will get more money if they can't get what they are willing to settle for now?!?!?!
I really feel like they are trying to put to much pressure/ rush you b/c they know they are loosing money right now.

I would pass - JMHO

I agree. You have to ask yourself this - Regardless of the price, would you be happy in the house? From your other posts, I'm not sure if you would be or not. So, unless you know you'll be happy there, then I would walk away.

Now, if you know you'll be happy there, it's time to play hardball with the seller. They are playing games here. Obviously they are desperate to get rid of it. If they have already gone lower, then they can go a little bit more lower. I would go WAY lower, say $380K or even $375K. Sure, they may be insulted when they hang up the phone, but I'm willing to bet they'll call back the next day. Doesn't sound like they want to go through the trouble of a re-list.

knowing now that you aren't too happy with some features of it I say that maybe you haven't found the right house for you. My MIL always said that you have to be able to see the potential in a house and it doesn't seem like you see potential to do what you want with it (ie expansion, etc.). In that case, it might not be worth stretching your budget. Though, it does sound like the seller may be having a bit of a hard time selling the house and is possibly playing games with you (by mentioning the relisting with an agent). It sounds like things shady bridal shops do, like saying that the dress is being discontinued the next day or whatever. GOOD LUCK! External Image

The thing is that the sellers live around the corner from the house. The house is empty and no one lives there. Since they bought it, no one lived there. There was an older woman living there before, and when they bought the house, they gutted it...knocked down all the walls, and redid the kitchen, 2.5 baths...there was originally 1. All new everything. I dont know if they updated the electric though. The house only has 100AMPS. I wonder if that would be ok if we had the a/c, computers, lights and tv on at the same time or if we would have problems

So basically he is paying 2 mortgages and he has been losing money on this house

and i know it doesnt seem like it, but we Are starting to see a slow in the market. while some houses may still sell right away, more and more houses are lasting.... We really are starting to see over supply and under demand (though the only reason the demand is lower, is b/c the prices are just ridiculous). Even when the market wasnt as crazy as it is now, the "best" houses would always go right away. I really think that rushing into this (especially b/c you do have very relevant reservations about it) might be a mistake. We all tend to put a major importance on Owning, but selling yourself short is just not worth it. Chat Icon

100 amp doesn't sound updated and it would probably be something you would have to update. you should speak to your engineer about this if you go ahead.

FYI~ REGARDING THE AMPS

we just bought a levitt cape and it's only 100 amps... we havent had any major problems at all.. we did blow a fuse when we had the refridge and microwave ion the same outlet, but that would happen anywhere

ity's really hasn't been an issue, i thought it was gonna be a proeblem!! but thanks god it hasn't and we've been here for 1 month now

100 amps is VERY common and shouldn't be a problem for a house that size. Unless you're running central air and/or have a pool, 100amps should be sufficient.

Scott,

We have a high ranch and for years had 100 amps. We just upgraded in the fall for 200 amps and it cost us $1450 (they guys who did it were great - father and son team and done in 1 day). If you have copper wiring (common in older homes) it can cost quite a bit more so that is something to look into (I dont know how old the house is that you are interested in).

SO...you could use that as a negotiating tool - get the price down by another $2000.

But my feeling overall on this is that you seem to LOVE this house and now the owner is willing to negotiate with you. I would try and work with him. Once you have agreed on a price and the instector comes you may find other things that need to be fixed/upgraded in the house and then you can negotiate more.

With the RE market the way it is, and I think you guys have been looking for a while, and you do really love the house...I say go for it. I love the style home - dutch colonial. My Mom and stepfather used to have one when they lived on LI and it was really nice.

Knowing this tells me the owner is desperate. I think it's obvious that no one else is really interested in the house in the moment, because he called you back with a counter offer. I would push it to the limit in regards to the price. Another thing to think about is where do you see yourselves in 5-10. Sure, this may not be the house of your dreams, but can you build equity in the house in the short term? If yes, then perhaps this would be a good starter house. Wait a few years, see how the market is, sell it for a profit and upgrade. That's what we did. Instead of a starter house, we went the condo route for 3.5 years.

PS - Unless the house is super old, upgrading the electical service (if even needed) shouldn't cost more that $2000. That's something for the next phase (getting an engineer).
