underground oil tank question
Did anyone purchase a home with an underground oil tank (still in use)?
Did you keep it and use it as is (underground)?
or
Did you ask the sellers to abandon it? How did you go about negotiating it in the contract?
Any tips would be appreciated!

Actually Nassau/Suffolk County has no law requiring abandonment right now.
However, if there is ever a leak the cost could be upwards of $100k because the EPA will get involved to make sure you clean it up so most buyers want the tank abandoned because it is not worth gambling on.
I am curious if anyone negotiated having it abandoned in their contract.

Oh, what kind of tank is it? Fiberglass? How old is it? From previous posts, doesn't look like it is too much too have it removed so it def. seems worth trying to negotiate it in.

My house had one when I bought it and I actually just had it filled with sand since I converted to Gas. It depends on the town code if you have to abandon it or not. I am in Huntington and I think in the year 2010 is when they are going to pass a law that you must remove it if it is a working tank. I would ask how old it is, if they had any issues, but I can tell you that there is no way of telling unless there was a visible problem. I am not sure how many sellers are going to be willing to have it removed when neg. on a house, but you can always try.

We had one when we moved in but did not negotiate the removal. After a couple of months we had it disabled. They pumped the oil out and filled the tank with sand. As someone mentioned, I believe each town has its own rules for this.

My brother is buying a house in with an underground oil tank. I think they are having it abandoned or dug up and they are switching to fas. Not sure how much that costs though.

I spoke to someone today - It costs approximately $2,000 to empty it, fill it with sand/foam, and put a new tank in your basement. It is about $5,500 to have it outside your house (they have to pour a slab for it to sit on).

depends how close a gas line is to the house ... the owners of house we are bidding on said they were quoted $40k because the house is on a concrete slab and the gas line is not that close to the house. I know others and they have done it A LOT A LOT cheaper.

Def. varies. You can also try to get your neighbors in on it if the line isn't close enough (they're more likely to do it if they have a few homes on the block wanting it).
We are on a concrete slab, DH & his dad did some of the leg work, but it cost us under $10K to do it. Well worth it IMO - I prefer cooking with gas .

We converted to gas last fall. The tank was in our crawl space and we had it removed. They cut it in pieces and took it out.
