WE CLOSED.....
everything went SO smooth. so much to sign but no disagreements. the seller was crying when she handed over the keys. i felt really bad and told her she could "visit" any time. she is staying until sunday and we officially move in on mon.

thanks everyone.
the seller was only in the house for 5 years and i think all the stress got to her. she is divorced and is probably overwhlemed w/ everything. she did do A LOT to the house while living there so i am sure she is attached.

our house is the SAME colors as yours. do you have tan shingles or grey? hard to tell from the pics.
